Roadside swales are required along your site's frontage on Towne Road. The swale is to be constructed per our standard grading detail, and the plan is to show inverts spaced at 100' . 9. What are the inverts of the existing culvert under Towne Road, south of your entrance? 10. What are the inverts of the existing inlets on Durbin Drive? Also, please put the vertical profile of the existing Drubin Drive for a length of 200' south of yourt Station 2+32, to verify an adequate connection. 11. As noted in our review of the Primary Plat, the proposed three (3) way intersection does not meet the county's angle requirements. Our concerns stem from the safety point of view (limited sight-distance across the median, tapering from 4 lanes, when heading east, to 2 lanes) and the intersection. In view of that, our comment to revise to a "T" intersection stands. 12. The detail sheet (#14 of 15) is to be revised as follows: A. The pavement section for all new pavement within the Towne Road right-of-way is to consist of the 1" of surface, 5" of binder and 14" of stone. The detail shown for Springmill Road is to be removed. B. The pavement section for all new pavement within the 126th Street right-of-way is to consist of 1" of surface, 4" of base and 12" of base. C. Our applicable standard construction details need to be duplicated on your plan for roll curb, reverse slope chairback curb, underdrain, location of utilities on local roads, road patching and roadside swale grading. Also, due to recent conflicts with utilities, please add the attached concrete cradle detail to your plan, and a note calling for the repair of any underdrains cut during utility installations with coupling joints. 13. Regarding the off-site sanitary sewer design, the following applies. A. Why is it not being installed in the utility easement running parallel with the Towne Road right-of-way ? B. As shown on your plan, it is the intent of another developer to relocate Towne Road south of 116th street. Rather than to cross diagonally, we ask that you cross relocated Towne Road (prior to the construction of the road) and then cross 116th Street perpendicularly. Please be advised that you will need to convince the Board of Commissioners to allow you to cut 116th Street, if that is how you intend to cross 116th Street. 14. with regards to the improvements to the adjacent roadways we have discussed during the Primary Plat review, the following applies: A. The plan for Section 1 is to show the widening of Towne Road (west half to 12' plus shoulder) across Section l's frontage. B. As you are proposing construction along 126th Street, we expect the resurfacing of 126th Street at thin time. 15. It is of concern to us to have a 3800'± long run of pipe, at zero grade, constructed with an invert -5' lower than the 100-year elevation of the lakes.
