Development Report
Sutton Place Section 2
Sutton Place Section 2 is located in the southeast quadrant of
116th Street and Towne Road. This development consists of 48 lots
on 36. 385 acres and is a continuation of Sutton Place Section 1.
The Primary Plat for Sutton Place was originally submitted on
August 15th 1989 and the Secondary Plat for the first section was
recorded in January of 1991. Section 1 consisted of 77 lots making
the total number of lots to be developed in Sutton Place 125 .
This development is proposed to have asphalt streets with
concrete roll type curb and gutter. The widths will vary from 30
feet to 26 feet, back to back, depending whether the street is a
cul de sac or a continuous street with additional connections. A
four foot concrete sidewalk is to be constructed parallel with the
street 1 foot inside the right of way line. This sidewalk is to
have A.D.A. standard handicap ramps at all intersections.
Sanitary sewers are to be constructed in accordance with the
Clay Regional Waste District master plan and specifications. These
sewers are to be connected to existing sewers constructed as part
of Section 1. No lift stations or pumping stations are proposed or
are necessary for this development.
Potable water is to be provided by the Indianapolis Water
Company. This will be done by extending the mains from section 1
into this section.
Stormwater is to be collected and conveyed by a combination of
plastic sub-surface drains and concrete pipe to existing storm
sewer connections in section 1. Drainage detention was provided in
section 1 to handle this second section of development. There
appears to be minimal offsite drainage onto this site, but what has
been encountered has been provided for.
Because this development is a continuation of section 1 we
feel there will be minimal negative impact on the surrounding area.
