New Jersey St. Indianapolis, IN 46204—2135 Dear Joann, We have put together a list of some of Nthe ov 3things swe and f1eel should be discussed by the PC Comp Plan Update Committee on It would probably be wise to get some agreement from those involved prior to breaking into individual groups that these are the guidelines. Residential zoning Estate 1 acre or greater Low 1 — 2 lots per acre Medium 3 — 4 lots per acre High 5 + lots per acre Multi family separate or included in high? Commercial office 4 flex space neighborhood (retail or as buffer between higher commercial and residential) retail Industrial Manufacturing Warehousing Need to discuss a direction on "transition" zones I 40 EAST MAIN STREET CARMEL,INDIANA 46032 317/844.6433 I Page 2 Green 11/8/89 We will also have a list of 12 — 15 areas that may serve as the beginning of some "close up" areas that merit attention. While they may not proceed into this phase, at least we will be prepared to provide them with some information. In addition, I think you should be prepared to answer whether or not you want them to begin to address roads (or the potential placement of roads) as part of this initial review. I am not sure just how you might want to have staff involved, but as of now I think possibly one of the staff should sit with each Committee to answer questions and give suggestions. Please discuss this with Jeff, as we will gladly do what he thinks best. If you want or need further information, please do not hesitate to call me. In fact, I would hope we would have the chance to talk sometime prior to the meeting. Sincerely WeA-) Wes Bucher
