Dear Jeff: Real Estate Development
Leasing
In following the progress of HNTB in drafting a proposed Property Management
thoroughfare plan for our community, I've been quite generally pleased
with the thrust of the discussions. Obviously, we as a community are
going to have to invest a lot of money in roadway improvements in the next
10 to 15 (n)years, and putting together a gond plan is an essential first
step. You and the rest of the committee are to be commended for your
seriousness in tackling this subject.
As I see the HNTB recommendation evolving, my major concern is with
the "Freeway" concept for Meridian Street. The traffic scenario is
supposedly "conservative", but it relies on projections of continued
growth in the Meridian Corridor such as we have seen through the 1980's.
As a landholder and developer in this Corridor, we are very skeptical of
thes projections. The existing real estate market, particularly for
office space, just will not support a doubling of the available commerical
space every 5-10 years into the future. For these reasons, I don't think
the Carmel-Clay community will be well served by the construction of a
freeway-type "limited access" highway in the Meridian Street Corridor.
In several conversations I've had with John Myers of HNTB, John has
suggested holding a meeting with the Meridian Street landowners on this
specific topic. In view of the enormous disruption that we would endure
if the State forcibly converted Meridian Street to a freeway, I feel that
this is a necessity. I would like your help in setting up the meeting.
Jeff, I admire the balanced job you've done in chairing the steering
committee and trust in your good intentions to achieve the best possible
plan for the whole community. I think that we can work together toward an
acceptable plan for the Meridian Corridor. Please call me at 573-6077 so
that we can discuss the subject.
I look forward to hearing from you soon.
Sincerely,
