XSPW LED Wall Mount Luminaire
Product Description
The XSPW LED wall mount luminaire has a slim, low profile design intended for outdoor wall
mounted applications. The rugged lightweight aluminum housing and mounting box are designed
for installation over standard single gang J-Boxes and mud ring single gang J-Boxes. The luminaire
allows for through-wired or conduit entry from the top, bottom, sides and rear. The housing design is
intended specifically for LED technology including a weathertight LED driver compartment and thermal
®
management. Optic design features industry-leading NanoOptic Precision Delivery Grid system in
multiple distributions.

Product Description DA Mount
The OSQ Area/Flood luminaire blends extreme optical control, advanced thermal management
and modern, clean aesthetics. Built to last, the housing is rugged cast aluminum with an integral,
weathertight LED driver compartment. Versatile mounting configurations offer simple installation.
Its slim, low-profile design minimizes wind load requirements and blends seamlessly into the
site providing even, quality illumination. The B Input power designator is a suitable upgrade for
HID applications up to 250 Watt, and the 'K Input power designator is a suitable upgrade for HID
applications up to 400 Watt.

Product Description
Durable die-cast aluminum luminaire housing mounts directly to 4" (102mm) diameter pole (included)
without visible mounting hardware for clean appearance. Pole mounts to rugged die cast aluminum
internal flange secured by three 3/8" - 16x6" anchor bolts with 1-1/4" hook (provided). Note: T45 Torx
3/8" socket required for head installation. Top mounted LEDs for superior optical performance and light
control.

FINDINGS OF FACT – SPECIAL USE
1.The premises in question is particularly physically suitable for the proposed Special Use
because: The subject site is approximately 2.62 acres in size and in 1991 the Real Estate was the
subject of an approved Use Variance Request pursuant to Docket No. UV 14-91 (the “Prior
1991 Use Variance Approval”) which permitted a landscape design and build business to
operate on the Real Estate. Since approval of the Prior 1991 Use Variance Approval, a
landscaping business has continued to operate, and currently operates, on the Real Estate. At
various times since the Prior 1991 Use Variance Approval, the landscape business has: (i)
employed anywhere between 10 employees to over 25 employees; (ii) with hours of operation
between Monday through Friday from 7am to 5pm: (iii) with 5 to 10 company trucks on site
with trailers and equipment; and, (iv) with other truck deliveries by vendors during business
hours.
The applicant, Indiana Montessori Academy (“IMA”) is a Montessori kindergarten/elementary
school that currently operates in the City of Carmel and IMA is the contract purchaser of the
Real Estate and desires to build a new facility on the Real Estate that will be approximately
6,800 square feet in size. The proposed building will be of a residential scale with a residential
architectural design. The proposed building will accommodate up to 100 students with 10
teachers, operating only Monday through Friday between 7:30 am to 5:30 pm.
Considering that a non-residential use has operated on the Real Estate for almost 25 years, that
the Real Estate is properly served by water, sewer and all necessary utilities and has existing and
adequate ingress and egress to the site, the subject premises is particularly suitable for the
proposed Special Use.
2.The Special Use will not injuriously or adversely affect economic factors, such as cost/benefit to
the community and its anticipated effect on surrounding property values because: In addition to
the information provided in paragraph #1 above, proposed Special Use would be replacing an
existing non-residential use that has operated on the Real Estate for almost 25 years. Further, the
applicant’s proposed use and site plan is designed to be complimentary to the surrounding
residential uses in terms of the proposed building’s size, placement, hours of operation, and
residential architectural building design.
3.The Special Use will be consistent with social/neighborhood factors, such as compatibility with
existing uses and those permitted under current zoning in the vicinity of the premises under
consideration and how the proposed Special Use will affect neighborhood integrity because: In
addition to the information provided in paragraphs #1 and #2 above, the proposed Special Use
would be replacing an existing non-residential use that has operated on the Real Estate for
almost 25 years. Further, the applicant’s proposed use and development is designed to be
complimentary to the surrounding residential uses in terms of the proposed building’s size,
placement, hours of operation, and residential architectural building design. Further, if
approved, the Real Estate will be redeveloped in a manner that will consist of preserving some
of the existing landscaping on the site, with additional new landscape plantings that are
proposed. The combination of the existing landscaping that will be preserved and new
landscape plantings to be installed will provide an adequate and appropriate buffer and transition
between the Real Estate and the surrounding residential uses.
4. The Special Use will not injuriously or adversely affect the adequacy and availability of water,
sewage and storm drainage facilities and police and fire protection because: The Real Estate is
currently served by adequate water, sewage and storm drainage facilities, along with police and
fire protection. The proposed scale of the site development and building design will not have an
injurious or adverse impact on the water, sewage and storm drainage facilities, nor on the police
and fire protection services that all currently serve the site.
5. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the
premises upon which the Special Use is proposed because: In addition to the information
provided in paragraph #1 and #2 above, the Real Estate is currently served by two (2) driveway

cuts adjacent to 146 Street. The site plan associated with the proposed Special Use request will
utilizing the existing driveway locations along the adjacent roadway which will eventually

become the new 146 Street frontage road. The site has been designed so that access will be in
a circular pattern, entering at the east driveway and existing at the west driveway, providing a
uniform, safe and efficient manner for vehicular access for drop off and pick up of children. As
a result of the foregoing, vehicular and pedestrian traffic in and around the site will not be
adversely affected.
DECISIO N
Yes ____No: The Board has reviewed the requirements of Zoning Ordinance Chapter
5.02 as they relate to this Special Use, and does not find that those criteria prevent the granting of
the Special Use.
It is therefore the decision of the Carmel Board of Zoning Appeals that Special
Use Docket No. 17100016 SU is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.
