SUBDIVISION COMMITTEE REPORT ON BROOKSHIRE NORTH
Meeting of May 15, 1974
Brookshire North Subdivision located 126th Street and Gray Road, containing
182 lots on 97.1 acres.
On the Final Plat the following will be required:
1 . IDNR approval for outflow of the lake, a Construction Bond, a five
year Maintainence Bond on outfall of lake. Erosion Control Procedure.
2. Sidewalks on 131st Street, Gray Road and 126th Streets.
3. Provide a subsurface drainage system in the rear yard swails to
provide on effective outlet for sump pumps into a storm sewer.
4. A fence on the East side of the lake on the R/W line of NS Gray Road,
and a dirt mound with screen planting effective year round will be provided.
5. On each lot, four ground elevations will be provided on the Plat or
a separate drainage Plat, showing the minimum elevation for the dwelling
and the maximum elevation for the side and rear yard swails, including
the corner elevations of said lots. On drainage Plat, arrows shall in-
dicate the directional flow of the drainage.
6. Certify that all lots contain 100 lineal foot frontage at the build-
ing set-back line.
7. New sanitary easement along creek bed in flood plain.
8. Flood plain lines indicated on Plat.
9. Concern regarding flood plain around lot 50 and surrounding lots.
10. Storm sewer outlet in flood plain and not on lots.
