Docket No. 27-90 PP - primary plat for Claridge Farms Petitioners present: Jim Nelson, George Sweet, Ursel Cox, Bill Grout Mr. Nelson presented the primary plat to the committee, showing 146 lots on 120 acres of land located on the west side of Clay Center Road approx. one half mile south of 131st Street. Petitioner is seeking approval of the primary plat and has appeared before the Technical Advisory Committee for technical review. All TAC comments have been addressed, except the County Surveyor's office has requested that any approval this evening be conditional to final approval of plans by his office. Petitioner agrees to this condition. Petitioner appeared before the Carmel\Clay Board of Zoning Appeals and received approval for the development of the private recreational facility located in the northeast corner of this plat. Motion: To approve Docket No. 27-90 PP, Primary Plat application for Claridge Farms as submitted with the condition that this approval is subject to County Surveyor's office final approval of the plans. Carwinion Primary Plat Petitioners present: Jim Nelson, George Sweet, Ursel Cox, Dennis Grump Mr. Nelson presented the primary plat to the committee, showing 122 lots on 69.46 acres of land located on the west side of Shelbourne Road approx. one half mile south of 106th Street. Petitioner is seeking approval of the primary plat and has appeared before the Technical Advisory Committee for technical review. All TAC comments have been addressed, except the County Surveyor's office has requested that any approval this evening be conditional to final approval of plans by his office. Petitioner agrees to this condition. County Highway Department addressed the committee indication the accel lane and stacking Page 2 lane indicated did not meet the County's Standards, staff indicated the Subdivision Regulations minimum standards had been meet, but they are different than Hamilton County's. Petitioner will need to address when he appears before the County Commissioners for plat signature. Petitioner is aware of this situation. Motion: To approve Docket No. 28-90 PP, Primary Plat application for Carwinion as submitted with the condition that this approval is subject to County Surveyor's office final approval of the plans. Sanctuary Primary Plat & Docket No. 43-90 SP Petitioners present: Will Wright, Chris White, Li-Ching Wu Mr. White presented both the primary plat and secondary plat to the committee, showing 14 lots on 36.4 acres of land located on the southwest corner of Clay Center Road and 131st Street. Petitioner is seeking approval of both the primary plat and secondary plat per section 5.1.15 of the Subdivision Regulations. The petitioner has appeared before the Technical Advisory Committee for technical review. All TAC comments have been addressed. Petitioner is seeking four (4) variances of the Subdivision Regulations. Staff has a concern with the deletion of external sidewalks for this plat (petitioner has agreed to install internal sidewalks but requests external sidewalks be waived), staff would requests sidewalks be installed both internally and externally. Petitioner stated that in the past the Plan Commission has granted variances similar to this one and the others being requested. Petitioner agreed to work with the County Highway Dept. regarding the improvements to 131st and Clay Center Road corner and the placement of a culvert under 131st Street, toward the west end of this parcel. Staff informed the committee that sperate motions are needed for the two docket no. and the secondary plat approval should be made contingent on full approval of the primary plat by the Plan Commission on June 19, 1990 Motion: To approve Docket No. 29-90 PP, Primary Plat application for the Sanctuary as submitted with the condition that this approval is subject to County Highway Dept. office final approval of the plans. Caroline Bainbridge Second: Henrietta Lamb Page 3 Action: Approved, 4-0 Motion: To approve Docket No. 43-90 PP, Secondary Plat application for the Sanctuary as submitted with the contingent on full Plan Commission approval of the primary plat on June 19, 1990. Section 9 Petitioners present: Chris White, Li-Ching Wu, Mike Terry, Mike Little Mr. White presented the secondary plat to the committee, showing 17 lots on 6.4 acres of land located south of 111th Street approx. one half mile west of Westfield Blvd. Petitioner has appeared before TAC, and all comments have been addressed. Staff has no comments, recommends approval as submitted. Motion: To approve Docket No. 33-90 SP, Secondary Plat application for Lexington Farms, Section 9 as submitted. Frank Fleming Second: Henrietta Lamb Action: Approved, 4-0 Item 5. Docket No. 35-90 SR Lexington Farms Secondary plat. Section 11 Petitioners present: Chris White, Li-Ching Wu, Mike Terry, Mike Little Mr. White presented the secondary plat to the committee, showing 17 lots on 6.4 acres of land located south of 111th Street approx. one half mile west of Westfield Blvd. Petitioner has appeared before TAC, and all comments have been addressed. Staff has no comments, recommends approval as submitted. Motion: To approve Docket No. 35-90 SP, Secondary Plat application for Lexington Farms, Section 11 as submitted. Woodfield Section 7A Secondary plat Petitioners present: Stan Neal Mr. Neal presented the secondary plat to the committee, showing 15 lots on 7.65 acres of land located south of 146th Street approx. one half mile east of Gray Road. Petitioner has appeared before TAC, and all comments have been addressed. Staff has no comments, recommends approval as submitted. Motion: To approve Docket No. 41-90 SP, Secondary Plat application for Woodfield, Section 7A as submitted.
