GENERAL in "Ashbro isa Indiana.d Itl22 lot subivision of 69 is more specifically located west of Carmel, of Shelborne Hamiltonn County, ty, Road between 96th Street and 106th Street. B. EXISTING CONDITIONS 1. The site has relatively gentle slopes ranging from 0.5% to 3%. The western half of the site is predominantly wooded with the remaining portions being open ground. The site is currently zoned S-2. 2. Soils maps from the United States Department of Agriculture, Soil Conservation Service, identify Crosby and Brookston type soils on the subject property. Crosby is associated with deep, somewhat poorly drained soils with slow permeability. Brookston is associated with deep, very poorly drained soils with moderate permeability. .. 3. There are existing sanitary sewers located along Shelborne Road and along the south property line of the proposed site. 4. Existing onsite drainage consists of surface water flow to the southwest and combined with offsite drainage travels overland to Crooked Creek along the westerly property line. — C. PROPOSED CONDITIONS 1. The proposed subdivision is in compliance with S-2 zoning requirements. 2. The Comprehensive Plan places the site in planning sub-area (a). Development for this portion of the planning area is recommended to be Lower Intensity Residential. 3. The circulation plan proposes Shelborne Road as a secondary thoroughfare. The internal street system will consist of one entrance on Shelbourne Road with streets being 30 feet in width, with the exception of the cul-de-sac streets, which will be 26 feet in width. 4. Domestic water will be provided by the Indianapolis Water Company. 5. The Clay Township Regional Waste District will provide sanitary sewer service. An existing 18-inch line currently runs along the south property line of the subject site. 6. The storm drainage system will consist of curb inlets, beehive inlets, storm sewers and detention ponds. The outfall will discharge into Crooked Creek. 1 7. The proposed subdivision falls within the Hamilton County Sheriff and Carmel Fire Department jurisdictions. Schools are within the Carmel-Clay School district. Utilities include Indianapolis Water I Company, Indianapolis Power & Light, Indiana Gas and Indiana Bell.
