010000 General Contractor is to request the full set of Contractor Rules and Regulations from the Landlord upon receipt of drawings and become familiar
with additional information pertaining to the building not covered in the drawing set.
010000 The Building Notes Listed below shall be used for pricing purposes only, and where conflicts arise, they shall be superceded by information provided
in the drawings and specifications. The notes represent the Owner/Landlord/Architect's best understanding of existing building components and
systems and shall be verified in the field by a qualified contractor and any discrepancies shall be brought to the attention of all parties for resolution
prior to formal bids are submitted for the scope of work.
015000 The Contractor shall carefully protect all doors (to all elevators, mechanical/electrical rooms, stairways, janitorial closets, restrooms, hall doors, etc.)
walls, carpets, floors, furniture and fixtures and shall repair or replace damaged property without cost to the Owner. Contractor shall maintain a
weather tight condition to the existing building throughout the construction period. Contractor shall repair any damage caused by construction
operations.
019200 The General Contractor will be held responsible for maintaining the integrity of the Building Life Safety System in areas under his construction and
within his control. All stairwell doors shall remain closed at all times. Contractors shall comply with all OSHA regulations. In the event that smoke
detectors are covered, this should be coordinated on a daily basis with Property Management. The job supervisor must ensure that covers are
removed and the life safety system is operational at the end of each day.
024100 The Contractor shall notify Landlord 48 hours prior to commencement of dusty work (sheet rock cutting, sanding, extensive brooming, etc.) so
Landlord may arrange for additional filtering capacity on the affected HVAC equipment, if necessary. Failure to make such notification will result in
the Contractor absorbing the costs to return the equipment to proper condition. It will be the responsibility of the General Contractor to supply and
change return air filters during construction, and after construction is complete if air is raw during construction. The Contractor must also provide
protection for smoke sensing devices in order to prevent contamination of heads and fire system false alarms. If false alarms occur, fines will be
imposed and are due and payable upon receipt to the Landlord.
024100 Any and all materials removed and not reused in the construction, except as directed by the Landlord, shall be disposed of by the Contractor as
waste or unwanted materials. The Contractor shall follow all construction waste management requirements established in the Project Notes related
to reclamation and recycling. The removal of waste materials from the premises shall be through the freight elevator with Property Management's
prior approval. Construction debris shall not be deposited in the building's trash dumpsters. Damage to the dumpsters and/or additional hauls
caused by the disposal of construction debris will be billed to the General Contractor. The General Contractor will be responsible for maintaining a
separate trash dumpster to be located in an area designated by Property Management. The dumpster area shall be kept clean and all materials
contained within the dumpster. In the event an area is not kept clean and in respectable condition, Property Management will cause the area to
be cleaned by building personnel without prior notice to the General Contractor, who will subsequently be billed for the clean up.
087100 Door hardware shall match finish and style of building standards. Provide lever/locksets, butt hinges, stops and silencers, interchangeable cores,
closers and smoke seals as required at rated assemblies. All rated doors shall carry the appropriate Warnock-Hersey label.
087150 All keying and re-keying of cylinders shall be coordinated with Landlord prior to work commencing. All cylinders shall be keyed according to the
building keying system.
104400 Smoke, Heat and Duct Detectors shall match building standard and be compatible with the existing fire alarm control system.
104400 Audible/Visual Devices shall match the building standard make model and color unless approved by the Landlord.
104400 The General Contractor shall verify the make and model of the existing fire alarm control panel. All work to tie new devices into the existing system
shall be performed by the vendor pre-authorized by the Landlord.
122000 Blinds at exterior windows shall match building standard: Levolor "Riviera" blinds with 1" aluminum slats. Finish shall be Mark-1, clear anodized.
Review condition of existing blinds with Landlord prior to start of construction activities.
211300 Fire sprinkler heads shall match building standard type and finish, as appropriate for similar ceiling types.
224000 Water Heaters shall comply with existing building standard make and model range. Verify in field with Landlord.
230000 Thermostats shall match the existing building standard
230000 Supplemental air conditioning units (serving areas which exceed the base building allowable loads) shall be approved by the Landlord, with
condenser mounted on the roof in location approved by the Landlord. Supplemental AC usage shall be metered with a building standard tenant
electric meter.
233000 All air terminal devices shall match the existing building standard make and model. Devices shall be installed per building standard details
appropriate for a specific ceiling assembly.
233000 All supply ductwork within insulated ceiling plenums shall be externally insulated sheetmetal with 1-inch thickness R-4 fiberglass duct wrap with
kraft-scrim-foil vapor barrier jacket. On ducts over 18" wide, apply weldclips or stickclips to bottom of duct spaced 18" on center each way
maximum. Seal all longitudinal and transverse seams and all punctures caused by weldclips with 2" wide SMACNA labled duct tape and mastic.
233000 All return ductwork within insulated ceiling plenums shall be internally lined sheet metal with 1-inch thickness 1.5 pcf density R-4 fiberglass duct liner.
Airstream surface coating shall contain an immobilized EPA-registered, anti-microbial agent so it will not support microbial growth, as tested in
accordance with ATSM G21 and G22. Duct liner shall be fastened with stickclips or weldclips spaced 18-inches on center each way maximum. Just
before sections of ductwork are hung, coat end laps of duct liner with insulation cement and hang.
233000 All flexible duct used within insulated ceiling plenums shall be minimum or R-4 insulation value. Flex duct shall be factory fabricated assembly
consisting of a zinc-coated spring steel or spiral aluminum helix, seamless liner shall be CPE film mechanically locked to helix without adhesives,
insulation shall be factory wrapped fiberglass blanket, vapor barrier shall be fire retardant reinforced aluminum material. Flex duct shall be rated for
4000 fpm velocity, 6-inch w.g. positive working pressure, 1-inch negative working pressure. Flex duct shall be UL class 1 duct with flame spread of not
over 25 and a smoke development rate of not over 50. Where flexible duct length exceeds 72-inches, horizontal support is required. Duct shall be
suspended on 36-inch centers with a minimum 3/4" wide band strap and a minimum 6-inch wide sheet metal protective saddle. All joints and
connections of flexible duct shall be made by installing "panduit" straps on inner jacket, sealing outer jacket with 2 wraps of SMACNA approved cut
tape, and installing an additional "panduit" strap over the duct tape.
233000 All new HVAC equipment shall match existing building standards or receive explicit approval from the Landlord.
233300 Dampers shall match building standard make and model, and shall fail closed and be interlocked wtih base building fire alarm system.
233723 General Contractor shall update building EMS system which includes providing new graphic to be entered in to system. Contractor may utilize
subcontractor of choice to complete associated work, but shall utilize the Landlord's vendor for actual uploading into the building's system.
260000 All electrical equipment (panelboards, breakers, meters, transformers etc.) shall match existing building standards.
261000 Electrical and lighting devices shall match existing building standard make, model and color, unless approved explicitly by the Landlord.
261000 Floor mounted power and data receptacles shall be approved, fire rated assemblies, Wiremold/Legrand models with a minimum of (4) Cat5e jacks
and 1 1/2" conduit, and (2) duplex receptacles.
265100 LED lamps and ballasts shall match building standard manufacturer and type.
