EXISTING DOOR TO BE SEALED DURING
CONSTRUCTION.
1.1 NEGATIVE PRESSURE
Contractors to refer to specifications Section 01501 Temporary Wall Construction for requirements on construction temporary
walls to assist in creating the required negative pressure.
Negative air pressure relationships: The construction area (new construction or renovations) shall be maintained under negative
pressure relative to the occupied areas within the building. This shall be accomplished by reducing supply air to the construction
area to a minimum and maintaining full return/exhaust quantities from the construction area in renovation projects. If the
construction project is a new addition to an existing building, penetrations into the existing building shall be kept to a minimum
until final connections between the buildings must occur. The new addition shall be kept under negative pressure to ensure that
air within the new addition does not travel into the existing building. Monitoring of negative pressure on a daily basis during the
renovation and new construction project is a requirement of this specifications sections. Daily documentation is required.
· Temporary duct work may be required to properly exhaust the construction site and shall be included in the contractors bid if
required.
· Negative air requirements shall be maintained until the owners infection control representative signs off on the new
construction/renovation space.
· Negative air pressure does not have to be maintained in the new building addition as long as all the opening between the new
and existing buildings are sealed. At the point when the openings into the existing building are created, negative pressure will be
required.
The mechanical contractor will be required to cap and seal off all openings in supply ducts stated to remain during construction.
Capping off of ductwork shall occur prior to the start of any demolition work.
The Mechanical Contractor to provide filter media over all duct outlets and inlets in the construction area that will remain active
during construction. Filter media must be changed every 48 hours by the contractor or as required to maintain required air flow.
The General Contractor shall supply the air scubbers or exhaust fan units (power by E.C.). When access to an exterior window is
available, negative air pressure relationships may be achieved by the temporary installation of an exhaust fan of appropriate size
in an exterior window or opening. The opening must be protect from the infiltration of pests, rain etc. into the building. All
exhausted air must pass thru a HEPA filter prior to exiting the building.
HEPA filters to be maintained by the General Contractor.
In order to ensure that the construction area is in negative pressure relative to the surrounding occupied areas, the mechanical
prime contractor shall install a magnahelic gauge to monitor the pressure variance between the construction areas and the public
occupied areas of the building. The gage shall be installed and maintained by the Mechanical prime contractor.
The magnahelic gauge shall be installed and certified by a certified test and balance contractor. The mechanical contractor shall
read the gauge and sign a sheet indicating negative pressure in the construction site is achieved. The gauge shall be read at the
start and end of the work day. Copies of the reading log shall be forwarded to the contractor hospital/building and architect.
INFECTION CONTROL MEASURES
All ductwork, water piping medical gas piping etc stored in the construction site shall be covered to avoid dust contamination
inside the materials.
All exposed/open ends of ductwork, water piping medical gas piping etc installed in the construction site shall be covered to avoid
dust contamination inside the materials.
Ductwork, water piping medical gas piping etc shall not be installed in the new construction site until the building is water tight and
exterior walls/sheathing is installed to avoid contamination inside the materials.
The contractors shall supply portable HEPA filters to be used within the construction area. The contractor shall make sure these
units run 24 hours a day thru the course of construction. The contractor shall be responsible for supplying and changing the pre-
filters on a regular basis.
At all entrances/exits to the construction zone, the contractor shall provide tacky mats. Provide large enough mats so that both
feet make contact with the mat while walking thru the entry. The mats will be supplied by the general contractor.
Temporary vestibules shall be constructed at the points the contractors enter and exit the construction site.
During construction, if there are corridors that materials or workmen will use, the carpet shall be protected to prevent damage to
the carpet and protect the carpet from dust and debris. All hard surface floors must be cleaned/mopped on a daily basis to
prevent dust and foot prints. GC shall monitor the hallways and exit passages.
Contractors will be restricted in the corridors that they may use to remove demolition material and bring in new supplies. Corridors
that are used by the contractors shall be kept in a neat and clean fashion. The contractor will be responsible for cleaning the
corridor at the end of each work day. If deemed necessary by the hospital/building owner or the architect, the contractor shall
clean the floors at various intervals thru-out the day to coincide with construction activities- i.e. removal of demolition materials
and/or during the time when drywall work is occurring.
All construction debris leaving the enclosed walls of the construction area shall be bagged or covered with plastic to prevent the
migration of construction dust into the patient areas. The plastic sheets used to cover the carts shall only be used once to
eliminate the possibility of dust buildup on the film. Carts used to transport new materials or demolition materials shall be cleaned
on a regular basis to reduce the transmission of dust.
The preliminary Infection Control Risk Assessment will need to be completed by the Contractor and the hospital prior to the start
of construction. The GC shall hang a copy of the ICRA report in the construction area.
PROJECT PHASING AND WORKING REQUIREMENTS
The renovation work may be completed during normal working hours. The surrounding area is an occupied space. Access to
adjacent rooms will be limited and must be scheduled in advance.
All demolition debris must be placed in wheeled carts with covers and transported down the staff based elevators. The hospital
will grant access to the restricted elevators for contractor use. Access to the dumpster located in the loading dock. Once a load
of material is dumped, the contractor will be required to clean the cart prior to going back to the construction site.
Project material and equipment deliveries will be by way of the loading dock. Refer to the floor plans for the scope of renovation
areas within the facility. The Contractor must coordinate size of materials to the site based on the proposed access route to the
project. No material or equipment deliveries will be accepted by hospital personal. The contractor must have a person at the dock
to sign for all deliveries and promptly move the material or equipment off the dock.
All contractors will be required to have identification badges on when working in the hospital.
Contractor to coordinate a minimum of 1 week in advance for any Utility shut downs, activities that will cause excessive vibrate or
noise.
Contractor shall keep the construction site clean and free of debris Buildup during construction. Limited storage of materials will
be an issue with the small construction site. Coordinate storage trailer staging on site with the owner.
The GC shall provide and maintain the required temporary construction barriers during the duration of the project.
Contractor to protect existing finishes noted to remain as required due to Construction activities.
