SECTION 01 01 00 – GENERAL REQUIREMENTS
1.1 SUMMARY
A. The Project consists of the construction of a 208 - unit apartment
complex, retail space, support spaces, and parking garage. Type 5 four
story wood construction will be used for the housing to be built above and
around a Poured in Place post tensioned parking garage podium.
B. Square footage totals are outline on A000 of the drawing sheet.
1.2 VARIANCES (Hearing June 6th)
A. Fire Wall - Structural independence of the parking garage fire wall is not
necessary.
B. Sprinklers - Use NFPA 13R for apartments units - Garage and Retail to be
NFPA 13.
C. Emergency Generator - Eliminate emergency generator for buildings over 4
stories required to have emergency power for one elevator for ADA
evacuation. Provide a transfer switch for a portable generator.
D. Elevator Lobby Communications - No elevator lobby phone connection to
outside response station is required.
E. Kitchen Return Air - Furnace return can be within 5 feet of kitchen range
instead of 10' required.
F. Allow for a 2-story podium over garage area that 5A can be built on.
1.3 CODE INFORMATION
A. Podium Construction Type 1A
B. Four story housing - Type 5A
C. Separation between garage and housing - 3 hours
D. Occupancy separation between garage and retail - 1 hour
E. Columns that support the garage that pass-through retail must be 3 hour.
(Concrete as drawn)
F. The units within the podium must be noncombustible construction. Metal
Studs or fire treated wood is acceptable.
G. The sheathing on the exterior wall of the podium may be non-rated. The Zip
system or similar combustible system can be used as it will be on the upper
four stories.

H. Common Path of Travel in the Garage is limited to 100'.
I. Common Path of Travel for the residential area is 125'.
J. Base allowable area is 12,000 SF per floor. Sprinkler increase cannot be
used with NFPA 13R. See Life Safety plans for fire wall locations and
building break down.
K. A phasing plan for occupancy of the apartments will be developed.
L. The clubhouse will be Assembly occupancy. A 2-hour floor separation to the
housing above will be required.
M. A roof hatch has been provided in stair #3 for access.
1.4 INTENT
A.. Drawings and specifications are intended to provide the basis for the
proper completion of the Project suitable for the intended use of the
Owner.
B. Items not expressly set forth, but which are reasonably implied or
necessary for the proper performance of this work shall be included.
