Flamitton County, Indiana
Note; The Theoreticai Uncertainty of the cir ners of the subject tract,
established th s survey, is within tr specificotiohs for a Class
C Survey (+/-^.50 foot) as def neu in 865 IAC L1a, (Theoretical
Uncertainty of a measurement is the radius of a circle which
circunscribes an c,=ea containing the probable •roe location of a
specified point as determined by the precision of the instruments
and procedure s employed in the performance of § survey).
In accordance with T,'ie 865, Article 1, Chapter 12 of tho Indiana
Adminis c.-ative Code <IAC), the following observations and {-)pinions are
ubmitted regarding the uncertainty in the position of tiie tines and
corners established a-id/or reestablished on Chis survey as a result of;
1) Availability an,i condition of reference monuments;
2) Llarity and/or ambiguity of the record description(s) used
and/or the ad joiner's descriptions; and
3) Occupation or possession tines.
4) Measurements (Theoretical Uncertainty)
N)te. There may exis . unwritten rights associated with these
uncertainties,
Attention is call,,d to the fuct that in many locatigns, the
origin' section corners have not been perpetuated or have been fust.
Q In :hese instances, the only evidence available to indicate the true
Q postions of original corners is existing topographical features and
O curr-nt monuments. Lacking the aforementioned evidence, a surveyor m„-/
reEurt to proportional measurement to reestablish section corners.
Section corners that are not original are usually classified as Title
Curlers. Since undiscovered information may affect the true position of
a the corner, the uncertainty in a title corner is unknown,
Q
Theperimeter of the surveyed tract was reestablished based upon a
rana.m traverse of -.he south and east lines of the Northeast Quarter of
p Sec'or, 29, Township 18 North, Penge 4 East, Hamilton County, Indiana.
L Momnentation was found at the southwest, southeast, and northeas'
c corrers of said Northeast Quarter in fair to good condition per the
o Ham;iion County Surveyor's References. The half rights-of-way for Gray
Roac and 131st Stree-c are 50 feet; monumentation was set on these lines
vas uell as at the northwest corner of the surveyed tract,
W The ecord descriptions for the adjoining real estate were obtained from
the -br,; ton County Recorder's Pffice and mathematically retraced in cn
effort to disclose possible gaps and/or overlaps between the lines of
the sirveyed tract and those of the adjoiners. It is this surveyor's
profissional opinion that there are no uncertainties in the lines of the
sarvfyed real estate and those of the adjoiners due to discrepancies in
the record descriptions.
At tht time the survey was completed, physical evidence of the lines of
the scveyed tract consisted of the following:
- A Sord Fence is located approximately on the north line of the
su vyed tract; the east corner of said fence is +/-1,8 feet west of
the ebar set on the west 50 foot half right-of-way for Gray Road;
- AChin-link fence i- located approximately cn the north and west
lin s)f the surveyed tract; the fence corner is approximately +/- 0.3
fe t:northwest of the northwest corner Of the surveyed tract;
- A pct -rail fence located approximatel,, on the west line of the
surveyed tract;
- A 4ain-tink fence located +/- 0 feet to +/- 3.0 feet east of the
we line of the s, -veyed tract;
- Telehone Pedestals u..re located east Of the west Line of the surveyed
tr _ti research cc'iducted by Weihe Ergineers, Inc. did not reveal, a
util t., casement for said Pedestals.
As result of the above observations, it is my opinion that the
SE Corner, NE/4 un,_er aines in the locations of the lin.-_ and corners established on
Sec. 29-T18N-R4E this Eurvy are cs f, -lbws;
