GENERAL NOTES
1.) This survey was performed without the benefit of a current land
title insurance commitment which may hove disclosed information that
affects the surveyed tract.
2.) The zoning classification for the surveyed real estote, as
established by governmental record, and it's corresponding setback
requirements hove not been shown on this survey.
3.) The described real estate does lie within a 'Zone 8' Special Flood
Hazard Zone as plotted by scale on the Federal Emergency Managerrient
Agency, National Flood Insurance Program, FIRM Flood' Insurance Rate Map
Community -Panel Number 180081 0004 C, dated May 19, 1981. Per the
Development Pion - for Valleybrook Sectibn Two (Job #86-2759, dated
1/1/88), the 100 year frequency flood elevation is 791.0 feet. The
floodplain limits are shown on the plat of survey as scaled from said
Development Plan. This shot) not be construed as a confirmation or
denial of the flooding potential of the subject real estate, as this
mop does not necessarily identify all areas subject to, flooding,
particularly from local drainage sources of small size.
4.) Per information supplied by the Surveor's Office, Hamilton
County, Indiana, Mitchner Ditch is a legal �reguloted) drain.

6.) Per the U.S. Deportment of the interior - Fish and Wildlife
Service - National Wetlands Inventory Mop doted 1990 and titled
"Fishers, Ind.", Mitchner Ditch is an "R4SBCx" Linear Wetland. The
precise location of the Wetlond Area cannot be determined from the mop
due to the small scale of said map. To lgpgte the precise location of
the Wetland Area would require a detailed on the ground and historical
analysis of the area in question and that information would then be
furnished to the Fish and Wildlife Service for o determination of the
Wetland Area. This shall not be construed as a confirmation or denial
of the presence of wetlands on the subject real estate.

!tate. The Theoretical Uncertainty of the corners of the subject
tract, estoblished this survey, is within the specifications for
o Class C Survey (+/-0.50 foot) os defined in 865 IAC 1.12.
(Theoretical Uncertainty of a measurement is the radius of a
circle which circumscribes on area containing the probable true
location of a specified point as determined by the precision of
the instruments and procedures employed in the performance of o
survey).
In accordance with Title 865, Article 1, Chapter 12 of the Indiana
Administrative Code (IAC), the following observations and opinions ore
submitted regarding the uncertainty in the position of the lines and
corners established and/or reestablished on this survey as a result of:
1) Avoilabiilty and condition of reference monuments;
2) Clarity and/or amebiguity of the record description(s)
used and/or the odjoiner's descriptions; and
3) Occupation or possession lines.
4) Measurements (Theoretical Uncertainty)
Note: There may exist unwritten rights associated with these
uncertainties.
The lines of the surveyed tract were reestablished based upon plat
bearings and distances as referenced to centerline control
monumentation as called for on the plot of Valleybrook Section One, as
recorded in Plat Book 15, Pages 83-86 and on the plot of Valleybrook
Section Two, as recorded as instrument No. 89-11831 in Plot Cabinet 1,
Slide 30. Copperwelds found in Deer_ Ridge Place and Deer Ridge Drive
North were within +/- 0 feet to +/- 0.15 feet of their calculated
locations. Concrete monuments found aloe the perimeter of the
Subdivision were within +/- 0 feet to +/9 0.5 feet of their calculated
locations. Monumentation was found or set as shown on the plat of
.survey. Note that monumentation was not set at angle points along the
west lot line of Lot 64 & Block B, which fell in the centerline of
Mitchner Ditch; however, monumentotion was set on the north and south
lot lines of this Lot and Block at or near the top of bank.
it is this surveyor's professional opinion that there ore no
uncertainties in the lines of the surveyed real estate and those of the
odjoiners due to discrepancies in the record descriptions.
Physical evidence of, and inconsistencies in the lines of occupation
were noted and ore as follows:
FOR LOT 64 & BLOCK B: • ,
- Mitchner Ditch is along the westerly lines of Lot 64 & Block B;
FOR LOT 68 & BLOCK A-
- Mitchner Ditch is along the easterly line of Block A; there is also a
drainage ditch within the Variable Width Drainage & Utility Easement on
Lot 68;
- Lots 65, 66A, 67A, and 68 gain access to Deer Ridge Drive North
across Block A, which is an easement for right-of-way purposes (as well
as other purposes);
- An open wire fence is approximately on line to +/- 0.8 feet south of
the south line of Lot 68;
- A concrete walk is +/- 1.0 feet west of the west line of Lot 68.
- The Volleybrook sign and a landscape area are located on Block A -
and Lot 68. A proposed easement was prepared by Weihe Engineers, Inc.
for this area on September 10, 2001;
- Access to the lift station on Block A is across a corner of Lot 65.
As a result of the above observations, it is my opinion that the
uncertainties in the locations of the lines and corners established on
this survey are as follows:
