TURNOVER REQUIREMENTS
1. THE CONTRACTOR SHALL ARRANGE FOR ALL INSPECTIONS AND FURNISH
OWNER'S REPRESENTATIVE WITH THE CERTIFICATE OF OCCUPANCY. G.C. IS
ALSO TO PROVIDE A TYPE -WRITTEN LIST OF NAMES, ADDRESSES AND PHONE
NUMBERS OF ALL SUBCONTRACTORS AND MATERIAL SUPPLIERS.
2. THE CONTRACTOR SHALL BE RESPONSIBLE FOR HAVING THE ENTIRE STORE
CLEANED TO THE SATISFACTION OF THE OWNER'S REPRESENTATIVE AT THE
TIME OF CARPET, FIXTURE AND FURNITURE INSTALLATION AND AT TURNOVER.

AND MARK EACH KEY FOR IDENTIFICATION.
6. THE CONTRACTOR SHALL SET ALL THE TIME CLOCKS, THERMOSTATS, ETC.

6. EXISTING CONDITIONS
G.C. SHALL EXAMINE PREMISES PRIOR TO STARTING WORK TO DETERMINE IF
ANY EXISTING ELECTRICAL CONDUITS, SPRINKLER PIPING, PLUMBING LINES,
OR DUCTWORK ARE IN CONFLICT WITH THE LOCATIONS OF NEW LIGHT
FIXTURES, CEILING A/C UNITS, ETC. G.C. SHALL PROVIDE FOR TENANT'S
REVIEW AN ITEMIZED PRICE FOR THE RELOCATION OF ANY EXISTING WORK
TO AVOID CONFLICT WITH NEW WORK.
7. PROVIDE ACCESS AS REQUIRED FOR ALL EQUIPMENT AND AS APPROVED
PRIOR TO CONSTRUCTION BY ARCHITECT.
3. CONTRACTOR SHALL CHECK CLEARANCES FOR LIGHT FIXTURES PRIOR TO
ORDERING FIXTURES AND REPORT ANY CONFLICTS TO ARCHITECT. WHEN
FIXTURE INSTALLATION IS READY TO COMMENCE, CONTRACTOR WILL
RECHECK CLEARANCES PRIOR TO INSTALLING ANY FIXTURE OR GROUP OF
FIXTURES IN A ROOM OR SPACE.
BUILDING RULES
CLEAN-UP / TRASH REMOVAL:
1. CONSTRUCTION AREA MUST BE BROOM SWEPT DAILY AND ALL
CONSTRUCTION DEBRIS MUST BE REMOVED DAILY.
2. CONTRACTOR SHALL PROVIDE ITS OWN CLEANING AND TRASH REMOVAL
SERVICE FOR BOTH DEMOLITION AND CONSTRUCTION DEBRIS AND DAILY
CLEANING. ALL SUBCONTRACTORS TO BE APPROVED PRIOR TO
COMMENCEMENT OF WORK.
3. SHOE WIPING MATS WILL BE INSTALLED AT ALL OPENINGS BETWEEN
CONSTRUCTION AND PUBLIC AREAS AND AT EACH FREIGHT ELEVATOR.
4. AT THE COMPLETION OF THE JOB, EXCESS MATERIAL, MUST BE REMOVED
FROM JOB AND CARTED AWAY FROM THE BUILDING. CONTACT THE
BUILDING MANAGER TO SCHEDULE USE OF THE FREIGHT ELEVATOR.
5. DEBRIS FROM WORK AREA, FLOOR AND LOADING AREAS. THE BUILDING
MANAGER MAY PROVIDE CLEAN-UP, BUT THEY MUST BE ISSUED A
SCHEDULE AND CHARGEABLE WORK ORDER NUMBER FOR ANY SUCH
WORK. CONTACT THE BUILDING MANAGER.
6. TRASH REMOVAL MUST BE SCHEDULED AS PERMITTED BY BUILDING
MANAGEMENT.
ELEVATORS:
1. USE OF THE BUILDING ELEVATOR MUST BE SCHEDULED WITH BUILDING
MANAGEMENT.
2. ALL REQUEST FOR EARLY OR AFTER HOUR FREIGHT ELEVATOR SERVICE
MUST BE MADE AT LEAST 2 DAYS IN ADVANCE.
SPECIAL CONDITIONS
1. SHOP DRAWINGS PROCEDURE- IN ADDITION TO THE SHOP DRAWINGS AND
SAMPLE SUBMITTAL REQUIREMENTS SET FORTH IN THE CONSTRUCTION
DOCUMENTS, THE ARCHITECT REQUIRES THAT THE GENERAL CONTRACTOR
SUBMIT ALL SHOP DRAWINGS FIRST TO THE ARCHITECT, WHO WILL THEN
SUBMIT THEM TO THE ENGINEERS (OR OTHER CONSULTANTS) FOR REVIEW
BEFORE BEING RETURNED TO THE G.C. THROUGH THE ARCHITECTS OFFICE
FOR COORDINATION. NO SHOP DRAWINGS SHALL BE SENT DIRECTLY TO THE
ENGINEERS WITHOUT PRIOR SEPARATE EXPRESS AGREEMENT OF THE
ARCHITECT AS TO EACH EXCEPTION TO THIS RULE.
2. ALL SHOP DRAWINGS & CUTSHEETS MUST BE REVIEWED BY ANN TAYLOR
DESIGN MANAGER AFTER ARCHITECT AND CONSULTANT REVIEW AND PRIOR
TO BEING RETURNED TO THE GENERAL CONTRACTOR. REVIEWED SHOP
DRAWINGS & CUTSHEETS MUST BE UPLOADED TO CONSTRUCTWARE IN THE
APPROPRIATE FOLDER AFTER APPROVAL BY GENERAL CONTRACTOR.
3. 3/8" SCALE COMPOSITE DRAWINGS - AT LEAST TEN DAYS PRIOR TO
COMMENCING ANY FABRICATION OR INSTALLATION WORK, THE G.C. SHALL
COMPLETE THE PREPARATION FOR HIS OWN OF A COORDINATED
MECHANICAL (HVAC), ELECTRICAL (POWER, LIGHTING, TELEPHONE, LIFE
SAFETY, COMMUNICATIONS), PLUMBING AND SPRINKLER DRAWING (OR
DRAWINGS) AT 3/8"=1'-0" SCALE WITH ALL RELEVANT EXISTING CONDITIONS
SHOWN (I.E., CONDUITS, STRUCTURE, PIPING, ALARM & EXIT SYSTEMS,
ACCESS NEEDS, ETC.) AND SHALL INFORM THE ARCHITECT AT THIS TIME OF
ALL CONFLICTING CONDITIONS.
4. SITE TELEPHONE, FAX MACHINE, AND REFERENCE TABLE - THE G.C. SHALL
INSTALL AND MAINTAIN AT HIS OWN EXPENSE ON THE IMMEDIATE SITE AT THE
SAME LOCATION A LOCKING SITE TELEPHONE AND FAX MACHINE, TO BE
AVAILABLE STRICTLY FOR JOB-RELATED NEEDS AND USES, AND AT LEAST ONE
3'-0" X T-0" REFERENCE TABLE, TO BE USED EXCLUSIVELY FOR A REQUIRED
SITE WORKING COPY OF THE DRAWINGS, WITH AT LEAST TWO T-0" FOOT LONG
SHELVES ABOVE FOR STORAGE OF CATALOG CUTS, SHOP DWG's. & SAMPLES.
G.C. SHALL HAVE A TELEPHONE AND FAX ON SITE FROM COMMENCEMENT OF
PROJECT.
5. CATALOGS, MAINTENANCE INSTRUCTIONS, GUARANTEES- PRIOR TO THE
COMPLETION OF THIS WORK THE G.C. SHALL FURNISH THE TENANT/OWNER
WITH A COMPLETE SET (IN LOOSE LEAF BINDER (S) OF MANUFACTURER'S
CATALOGS, OPERATING INSTRUCTIONS, & SIMILAR DATA AND ALL
GUARANTEE'S FOR ALL EQUIPMENT AND OPERABLE DEVICES FURNISHED OR
INSTALLED BY THE G.C. IN THIS CONSTRUCTION, AND SHALL ORIENT AND
INSTRUCT THE PERSONNEL DESIGNATED BY THE TENANT/OWNER IN THE
OPERATION OF ALL SUCH EQUIPMENT.
6. PRIOR TO CONSTRUCTION, CONTRACTOR SHALL CHALK ON SITE THE
LOCATIONS OF ALL PARTITION WALLS. LIGHT FIXTURES, WALL FIXTURES, EXIT
SIGNS, SPRINKLER HEADS, ACCESS PANELS, AND LINEAR DIFFUSERS FOR
REVIEW BY ARCHITECT.
7. FACE OF DOOR JAMB SHALL BE 4" FROM ADJACENT WALL UNLESS OTHERWISE
NOTED. PROVIDE GALVANIC INSULATION BETWEEN DISSIMILAR METALS.
TURNOVER REQUIREMENTS
1. THE CONTRACTOR SHALL ARRANGE FOR ALL INSPECTIONS AND FURNISH
OWNER'S REPRESENTATIVE WITH THE CERTIFICATE OF OCCUPANCY. G.C. IS
ALSO TO PROVIDE A TYPE -WRITTEN LIST OF NAMES, ADDRESSES AND PHONE
NUMBERS OF ALL SUBCONTRACTORS AND MATERIAL SUPPLIERS.
2. THE CONTRACTOR SHALL BE RESPONSIBLE FOR HAVING THE ENTIRE STORE
CLEANED TO THE SATISFACTION OF THE OWNER'S REPRESENTATIVE AT THE
TIME OF CARPET, FIXTURE AND FURNITURE INSTALLATION AND AT TURNOVER.
3. PRIOR TO THE STORE OPENING, CONTRACTOR IS TO ARRANGE FOR A NEEB
CERTIFIED INDEPENDENT BALANCING CONTRACTOR TO BALANCE THE HVAC
SYSTEM AND PROVIDE A COPY OF THE BALANCING REPORT TO THE OWNER'S
REPRESENTATIVE AND THE MALL MANAGER IN A FORMAT ACCEPTABLE TO
THE MALL.
4. IF REQUIRED BY LANDLORD, THE CONTRACTOR SHALL SECURE ANY
NECESSARY APPROVALS FOR STORE SPRINKLER SYSTEM REQUIRED BY
LANDLORD'S INSURANCE CARRIER.
5. CONTRACTOR TO TURN OVER ALL KEYS TO THE OWNER'S REPRESENTATIVES
AND MARK EACH KEY FOR IDENTIFICATION.
6. THE CONTRACTOR SHALL SET ALL THE TIME CLOCKS, THERMOSTATS, ETC.
PER THE REQUIREMENTS OF THE OWNER'S REPRESENTATIVE.
7. THE CONTRACTOR SHALL EXPLAIN THE OPERATION OF ALL MECHANICAL
SYSTEMS TO THE OWNER'S REPRESENTATIVE AND PROVIDE COPIES OF
OPERATION, MAINTENANCE AND WARRANTY MANUALS.
8. GENERAL CONTRACTOR SHALL SUBMIT ONE COMPLETE SET OF
REPRODUCIBLE DRAWINGS INDICATING ALL DISCREPANCIES, CHANGES, ETC.
AND ACTUAL LOCATIONS OF CONCEALED WORK (I.E., UNDERGROUND
CONDUIT) TO THE OWNER'S REPRESENTATIVE. THE GENERAL CONTRACTOR
SHALL ALSO SUBMIT A PHOTOCOPY OF THE ACTUAL PANEL DIAGRAM.
9. THE GENERAL CONTRACTOR AND ALL SUBCONTRACTORS SHALL WARRANTY
THE WORK FOR A PERIOD OF ONE YEAR FROM THE DATE OF FINAL
ACCEPTANCE BY TENANT OF FINISHED WORK.
10. THE GENERAL CONTRACTOR SHALL INSTALL NEW FILTERS IN THE HVAC UNITS
ONE WEEK PRIOR TO TURNOVER OF THE PROJECT.
DRAWING NOTES
1. DRAWINGS ARE INTENDED TO CONVEY DESIGN INTENT ONLY. CONTRACTOR
AND/OR FABRICATOR SHALL HAVE SOLE RESPONSIBILITY FOR CONSTRUCTION
MEANS, METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES AND FOR
COORDINATING ALL PORTIONS OF THE WORK TO PRODUCE THE INTENT OF
THE DRAWINGS. CONTRACTOR/FABRICATOR IS SOLELY RESPONSIBLE FOR
STRUCTURAL INTEGRITY AND PERFORMANCE OF ALL ELEMENTS.
2. CONTRACTOR/FABRICATOR IS SOLELY RESPONSIBLE FOR COORDINATING AND
VERIFYING ALL DIMENSIONS. ANY DISCREPANCIES RELATED TO THE
DRAWINGS MUST BE BROUGHT TO THE ATTENTION OF THE ARCHITECT PRIOR
TO FABRICATION.
3. ANY DEVIATION FROM THE INTENT OF THE DRAWINGS MUST BE APPROVED BY
