Demolition:
Demo ALLOWANCE for the following removal for existing materials:
NOTE: All material will be carefully disposed into on-site receptacle
Materials: kitchen cabinetry, laminate countertops, plumbing and electrical fixtures
Walls: demo all chair rail in entry, hallway, kitchen and dining room
Walls: 2x4 interior wall between kitchen and dining room and wall where existing refrigerator is located
Partial Demo Walls: demo for new pass-thru between living room and family room
Crown moulding: demo dining room crown, to terminate from hallway to dining room
Ceilings: soffits at sink, refrigerator and desk area (NOTE: bay window soffit to remain as is)
Floors: all floor coverings and underlayment in entry, entry closet, hallway, living room, kitchen, hallway to
laundry, and dining room (NOTE: Front family room carpet to remain as is, laundry and powder bath vinyl
to remain as is)
Framing:
Living Room: Labor and material to install header and frame new pass-thru opening between family &
living room, final size TBD and dependent upon mechanical & electrical obstacles
Proposed beam work includes structural analysis, labor and materials required to install temporary
support walls, LVL beam from wall removal for Kitchen / Dining Room with visible header per plan
Plumbing:
KITCHEN:
Plumbing ALLOWANCE for the following rough-in and finish labor and installation materials:
Cap off existing lines for construction and/or relocation
Labor to connect drain and water lines for the following:
Install Fixtures: kitchen sink, faucet, garbage disposal at same locations, and new air switch
Install new refrigerator icemaker box (at new location), install new water line to box
Powder bath vanity, sink, faucet, toilet to remain as is
Electrical:

Electrical ALLOWANCE for the following rough-in and finish labor and installation materials:
(10) 6" Remodel white baffle recessed can lighting and wiring with LED bulbs
(4) Pendant light wiring: (1 at sink and 3 at island)

HVAC:
HVAC ALLOWANCE for the following work:
Vent Fan: demo and remove existing vent fan and ductwork if possible
HVAC Relocation: estimated labor and material to relocate HVAC return in wall from pass-thru demo and
estimated supply and/or return relocations from load bearing wall removal
Downdraft: labor to vent new range down draft to nearest exterior wall
NOTE: appliance selection and site visit after demo to determine final actual costs
Interior Finishes:
Drywall Walls & Ceilings: ALLOWANCE to provide, deliver, stock, and hang interior walls and ceilings in
drywall, taped, sanded, ready for paint
Specific drywall installation and repair Allowance areas include:
Kitchen and Dining room minor areas from wall removal
Kitchen soffits at ceiling and wall locations
Living and Family Room minor area from pass- thru
Ceiling and other estimated removed access required for electrician
Interior Trim:
Baseboards: ALLOWANCE to provide and install where required, includes base shoe moulding over all
new flooring
Trim: ALLOWANCE to provide and install trim around new pass-thru from Family Room to Living Room
NOTE: Interior Trim Color to matching existing profile as close as possible
Crown Moulding: Not included in scope of work
Exterior Door:
Owner is to supply new exterior back door, installation not included in scope of work
