Subject to all legal easements and rights'of way. Based thereon I further certify that the building situated on the above described real estate is located within the boundaries of said premises. I have shown on said plat the distances from the sides and front of the building to points on the side lines and front line of the lot. I further certify that the buildings on the adjoining property do not encroach on the lot or real estate in question.
