HomeMy WebLinkAbout0723.01 7Q; I low can I interpret Table R'210, as it pertains to looting
and fUl111dali011 requirements for detached garages? Aut I incur-
recl in assuming that the footings mast extend to the froslline in
all cases?
A; In most cases, code requirements for footings and founda-
tions of accessory structures, such as garages, are the sante as for
one or two.family dwellings. These requirements are (mind in
Section 8-303, Footings (page IJ of the huh(m 0m, uml Tiro
hnnil), Divelling Code), and the accompanying Figure No. R-303
( page 15 of the amendments to the code). Figures I,'2, and 3 ;Ire
acceptable designs front Figure No. R-303, showing mininuut
size and dimensions.

Note that it is required that the bottom of the footing in cacti case
must extend to the froslline, which can be determined by referring
to Figure No. R-2022, on page 11 of the amendments to the code.
I lowever, according to Section R-2111.4, Garages, Carports, and
Accessory Structures (page ti of Ilse atnen(lments to the code),
and the accompanying Table No. R-210 ( page 12 of the aneml-
menls ), detached garages and accessory buildings which are
separated from the residence by at least G feet, and are not over
721 square feet in floor area, may be constructed using a mono-
jilhic footing and slab system designed as shown in Figures 4
and 5.
Note that in situations meeting the conditions of til-(timi R-210.4
and "fable No. R-210, and onlywhen a titonolithic fuuting and sl,Ib
system is used as illustrated, the bottom of the footing need not
extend to tl)e frustline. In a monolithic fooling and slab system,
there must be no separation between the footing and the concrete
slab floor, and no break in the footing itself. In other words, IhD
footing must completely circumscribe the slab, with no open
sides. According to the footnote al the btiltum of Table No. R-210,
slab reinforcement in tiro forst of welded wire fabric orequivalent
is required, in most cases.
Also note Ihat porlable stodge buildings 120 square feel or less
in floor area are not required to have footings or foundations.
Footings and foundations meeting the requirements outlined
above Hurst be lrovided.fur all buildings exceeding 120 square
feet in floor area.
