This Scope of Work is written to clarify all assumptions of the project. If any part of the project is not
included in this Scope of Work, then it has not been considered as part of the work and will be dealt with
as a CHANGE ORDER.
(Allowances vs. actual costs are reconciled at the end of the project. Any overages will be marked up
20%)
1000 General Conditions
The following items have been included in this category:
1. All Insurance requirements for the State of Indiana
a. General Liability
b. Workers Compensation
c. Surety Bond
2. All Permitting fees and courier services for obtaining permits
3. All printing costs for plans, documents and specifications
4. All Supervision on site and off as related to this project
5. All Selection coordination, purchasing and inventorying
6. All Architectural designs by Corinthian Fine Homes

1200 Site Prep
The following items have been included in this category:
1. Floor protection and dust control barriers as needed
a. Floor Protection “to and from” work sites
b. Provide pre-filters over existing return air grills
c. Cover air vents
d. Seal off rooms adjacent to the work areas with dust barrier plastic to
reduce or eliminate dust in those areas
2. Home owner to remove any window treatments that will be saved
a. Family Room
b. Kitchen
3. Protect all finished hardwood floors with ram board
1300 Demolition
The following items have been included in this category:
1. Remove the following items and dispose of (unless noted otherwise)
a. Kitchen
i. Appliances – consider donating where practical
1. Kitchen Sink / Disposal
2. Dishwasher
3. Stove top
4. Oven/Microwave
5. Refrigerator- relocate to garage (refrigerator that is
currently in the garage to be donated)
ii. Ceiling Fan Light- Breakfast nook - and save
iii. Countertops - and save
1. Look at cost to re-purpose in 2nd floor baths (If not
practical discard)
iv. Perimeter and Island cabinetry - and donate
v. Tile backsplash
vi. Crown moulding, base and casing as needed for renovation
1. Where crown moulding doesn’t interfere with proposed
cabinetry, leave in place (will be painted white)
vii. Pantry
1. Shelves, drywall and stud wall as per plan
viii. Remove wall paper paste where wall paper removed
b. Family Room
i. Carpeting - discard
ii. Baseboard – save for re-install if practical
iii. Install transition piece on north wall where crown molding and
base boards meet

The following items have been included in this category:

a. Floor leveling not included in this scope or estimate
2. Frame wall in on the back side of pantry closet as needed
3600 Plumbing
The following items have been included in this category:
1. Demo existing plumbing as needed
2. Rough in and finish inside of wall cavity in the following areas (**Note**pl ease
keep rough in supply lines and drain lines as tight to wall as possible to maximize
storage space inside cabinets) Raise, lower, move, or adjust the water lines and
drains in the walls to meet the specifications of the new cabinets
a. Kitchen sink and faucet
b. Garbage disposal
c. Water line to refrigerator

3700 Electrical
The following items have been included in this category:

ii. Replace the two canned lights in family room
b. Can lights on a 3-way dimmer use existing switch legs
2. Add (2) pendant lights over island
3. Add outlets per code and add outlets on both sides of kitchen island
a. Client would like to keep outlets out of tile backsplash. Outlets to be
installed under upper wall cabinets
b. Electrician please quote outlet strips under wall cabinets
c. Electrician quote outlet in drawer as per plan (to charge phones)
d. Electrician quote outlet in appliance garage for coffee and tea pot
e. Electrician quote outlet in tall cabinet for charging of vacuums etc.

The following items have been included in this category:
1. Exhaust cook vent to exterior as needed
2. Exhaust new bath fan to the exterior (this scope and budget assumes tying into
the existing ducting)
3. Move floor register in kitchen over as needed to clear new cabinetry
4500 Windows and doors
The following items have been included in this category:
1. Provide and install new man garage door to kitchen
4700 Insulation
The following items have been included in this category:
1. Evaluate existing attic insulation and make recommendations
2. All other insulation to remain as is
5000 Drywall
The following items have been included in this category:
1. Kitchen Ceiling and walls (repair as needed)
a. Skim coat kitchen ceiling to match Family room as close as possible

2. Repair/replace drywall at water leak areas in kitchen ceiling
3. Family room ceiling to remain as-is (with the exception of patching where half
wall is removed)

5100 Flooring/Surfaces
The following items have been included in this category:
1. Provide and install hardwood floor to match existing
a. Kitchen (lace in areas where needed)
b. Family Room (include hallway area to garage swing door)
2. Provide and install floor tile

3. Sand and re-finish the hardwood floors in the following areas

i. Transition between laundry room and kitchen hall to be modified

5900 Interior Paint
The following items have been included in this category:
1. General
a. Sand and prime all new trim, one coat finish
b. Sand and prime all new interior walls and ceilings one coat latex primer
and 2 coats latex finish coat
2. Specific
a. Paint all existing walls and ceilings. All trim, doors, and windows to be
stained and finished to match exiting in the following areas
i. Kitchen – painted white trim per selection sheet
ii. Family Room – matching stain to existing
iii. Back Hall to garage swing door – white painted trim and door to
match kitchen
iv. Powder – white painted trim
v. Homeowner to provide colors for painting the walls of the kitchen
and the powder room
6000 Completion
The following items have been included in this category:
1. Provide daily and weekly clean as needed
a. Daily broom cleaned floors
b. Weekly vacuum floors
2. Provide final professional clean on first floor
3. “Punch out” project as needed at completion
