Lots Numbered Sixten (16) and Seventeen (17) in C.W. Weidler's Subdivision of part of the
West Half of the Northwest Quarter of Section Thirty (30), Township eighteen (18) North,
Range Four (4) in Carmel, Delaware Townthip, Hamilton County, Indiana as per plat thereof
recorded in Deed Record 118, pages 20-21 and replat recorded in Miscellaneous Record
153, pages 452-453 in the Office of the Recorder of Hamilton County, Indiana.
SURVEYOR'S REPORT - THEORY OF LOCATION
The boundary of the :subject tract was retraced from existing survey monumentation of and at
various corners of the lots within this block as shown hereon.
The bearing system is based on INDOT RTK GPS Network observations on existing survey
monumentation, in Indiana State Plane East Zone (1301), geoid model 2003.
The existing monuments, along the east line of the alley were found to be on or under possession
lines (wood & chain link fences) and were held for said line. The full width of the alley was found
to be in agreement with the 1/2" iron pipe found at Lot 11. A capped rebar was also discovered on
this line but was well w'thin the alley (distance noted hereon).
The north potion of the block (being lots 11-20) was found to be in agreement with plat dimensions
to the split of curb lines and also in agreement with the Replat of Lots 21 & 22, shown hereon. the
lot lines were retraced ;.according to plat dimensions to establish the east -west lines of Lots 11-20.
The right of way of 1st Street NE was established by curb splits and found to be in agreement with
a capped rebar found at the southwest corner of Lot 11.
In accordance with the !,"idiana Survey Standards as defined in Title 865, Article 1, Rule 12 of the
Indiana Administrative .ode, the following observations and opinions are submitted with reference
to the uncertainties in the locations of the lines and corners established on this survey as a result
of:
1) Variance caused by the availability and condition of record monuments;
A 2.8' to 3.05' E -W uncertainty exists in the lines of this survey due to convergence of the
right-of-way lines in the North-South direction. The above described method of establishing the
alley is not parallel to the right-of-way of 1st St. NE.
2) The existing deeds a;id plats of record;
None found
3) The occupation or p ssession lines (fences, etc.) as related to the surveyed lines;
An uncertainty of 0.5'± N -S exists along the north line due to an existing 6' wood privacy fence
4) The Relative Positional Accuracy of measurements;
A) The Relative Positional Accuracy of position of the lines and corners of this survey due to
measurements is within the specifications for a Suburban Survey (0.1 foot plus 100 parts per
million).
NOTES
1) Subsurface and environmental conditions were not examined or considered as a part of this
survey. No statement is made concerning the existence of overhead or underground containers
or facilities that may afferI the use or development of this tract.
2) No attempt was made as part of this survey to obtain or show data concerning existence, size,
depth, condition, capacit}', or location of any utility, public service facility, or utility service lines to
the property.
3) No excavations were made during the course of this survey to locate underground utilities
and/or structures. Before design or construction is begun, locations should be obtained from the
appropriate agencies.
4) Every document of record reviewed and considered as a part of this survey is noted hereon.
The plat and survey were prepared based upon research of the public records to determine the
last deed of record for s-urce of title for the subject and adjoining properties and is therefore
subject to any statements of facts revealed by examination of prior deeds or other documents that
may exist that would affect this parcel.
5) Since the date of this survey conditions may have occurred that are beyond the knowledge or
control of the undersigned surveyor and may have altered the validity and circumstances shown
or noted hereon.
FLOOD STATEMENT
By graphic plotting only, this property is located in Zone C (Areas of minimal flooding) of the Flood
Insurance Rate Map, Cornmunity Panel No. 180253 0004 B, which bears an effective date of
November 19, 1980 and is partially in a Special Flood Hazard Area.
