HomeMy WebLinkAboutKheradiya Basement SpecsSpecifications to Project 07.10.2018 Prepared For: Kheradiya Residence 10494 Hyde Park Carmel, IN 46032 General Project Description:  Custom Living proposes services for a basement remodel as follows: 08/28/18 Mike Sheeks 2 Initials ______ ______ SITE PREPARATION  Owner is responsible to have all personal belongings removed from the areas of construction prior to the start of work  Owner understands that during construction of home there will be more dust and particulates ventilating through home and Custom Living can at an additional charge have ductwork cleaned prior to completion of project  All materials provided by homeowner need to be on-site prior to the start of construction to ensure there are no delays in construction PERMIT FEES  Custom Living assumes the responsibility to submit and receive appropriate permits for project. The Homeowner is responsible for any additional municipal fees WASTE MANAGEMENT & CLEANUP  Scavenger service is included to remove Custom Living’s debris for its work under this contract.  Any additional scavenger pick-up by client for non-related debris will be charged to Homeowner. Custom Living is to remove all related debris from job site upon completion  Homeowner will need to designate a driveway location for the dumpster to be located during construction  The dumpsters are estimated as an allowance, if there is more debris from demolition and construction than originally anticipated. Additional dumpsters delivered on site will be charged to the Homeowner.  Custom Living can provide a dust fan rental of $15 per week up to eight weeks if requested by homeowner. ROUGH CARPENTRY L&M  Install all plastic and floor protection necessary prior to demolition  Remove all existing cabinets, countertops and appliances (TRASH)  Remove existing floor tile down to basement slab  Remove drywall necessary for mechanical rough ins  Remove drywall from soffits to be deleted as shown on prints  Remove existing direct vent fireplace box  Delete non load bearing interior walls and wall niches as shown on prints  Remove existing floor tile located in wine cellar down to concrete slab o Prep surface for carpet installation  Prep existing basement slab for LVT flooring installation o Existing basement slab will need to be grinded down o Homeowners understand that there will be dust and particulates in the air during time of concrete grinding that will be difficult to contain to the areas of construction.  Install framing for new soffits in locations shown on prints 08/28/18 Mike Sheeks 3 Initials ______ ______  Install non load bearing interior walls as shown on prints  Frame 2x4 and 2x6 half wall in location of basement bar as shown on prints  Frame 2x8 drop ceiling in location of proposed bath and storage closet o Ceiling to be dropped approx. 12” for venting of new bath and HVAC fixtures  Homeowners understand that it is impossible to know with absolute certainty, the location of all mechanical runs located in existing walls of the home. If there are any additional mechanical runs found in walls to be deleted or reframed, as noted on the prints, there will be an additional charge for labor and material to relocate necessary mechanicals for proposed plans. Updated will be determined with a field walk following the demolition phase, with the Homeowners, Custom Living, and the necessary trades.  Separate Pricing  Remove existing wine cellar door, wine cellar cooling unit and wine cellar racks o Remove door casing and exterior door threshold MASONRY  Patch (1) exterior fireplace penetration to be deleted from demolition o Homeowners understand there will be a noticeable difference between new brick and old brick due to age of the existing brick and sun exposure. HVAC  Connect new microwave exhaust vent to existing exterior vent duct o Add a booster fan to existing ductwork to vent to exterior of the home  Install supply vent for maintenance access to booster fan unit  Fan will need a power feed provided by electricians  Booster fan to be supplied by Custom Living  Check all zone dampeners for proper operations.  Install wifi thermostat and wire to control basement unit  Tie both 8” located in great room to (1) zone damper o Install new vent covers where necessary  Vent proposed bath vans to exterior of home  Add elbow and rework existing flex ducts to remove kinks in line  Run supply duct for workout room location through ceiling cavity  Extend return duct plenum in bulkhead located behind structural steel beam ELECTRIC  Disconnect all outlets and switch legs in walls being removed or reframed prior to demolition  Disconnect and remove existing surface mounted light fixtures  All new outlets to be white with white cover plates  All new switches to be white Decora toggle switches with white cover plates o All Dimmer switches to be Decora slide dimmers  All recessed can fixtures to be LED with white trims 08/28/18 Mike Sheeks 4 Initials ______ ______ o Product Model No. - Cree SRDL6-065  All flush mount fixtures to be provided by the homeowners o Homeowners understand that to avoid any delays or extra charges, all fixtures need to be on site during rough in phase to provide appropriate wiring and blocking necessary  Basement o Install rough in and finish for (29) 6” recessed can fixtures in locations shown on prints o Install rough in and finish for (1) chandelier fixture in locations shown on prints o Install rough in and finish for (8) 4” LED can lights in locations shown on prints  4” can fixtures to match 6” can fixture finish o Install rough in for (1) pool table chandelier in location shown on prints  Provide and install blank plate on finish  Finish for chandelier to be installed by others o Install rough in and finish for (12) toggle switches in location shown on drawings o Install rough in and finish for (6) 3 way toggle switches in locations shown on prints o Install rough in and finish for new wall outlets in locations shown on prints o Provide power supply for the following bar appliances  Refrigerator  Slide in electric range  Garbage disposal with air switch  Dishwasher  Microwave o Provide low voltage supply for cabinet accent lighting in locations shown on prints  Final low voltage light layout to be determined following final cabinetry plan approval  Provide installation of low voltage fixtures  Allowance for (4) puck lights o Install rough in and finish for (2) 6” recessed can fans in location of bathroom as shown on prints o Install all outlets to code o Run (1) dedicated circuit with disconnect for proposed hot tub in location of basement sunroom o Provide power feed for (1) inline booster fan in location shown on prints  Homeowners understand that in order to meet the current code requirements, all smoke detectors need to be linked through the house. If the existing smoke detectors are not currently connected to each other and chase the signal throughout the home, there will be an additional charge to bring detectors up to code requirements. This will be determined upon a field walk prior to project start. 08/28/18 Mike Sheeks 5 Initials ______ ______  Homeowners understand that all lighting fixtures to be supplied by them, need to be on site prior to project start in order to avoid any extra charges or delays in construction PLUMBING  Bathroom and bar sink drains and supplies are currently roughed in for proposed locations  Cap existing fireplace gasoline prior to demolition  Cap existing bar sink lines prior to demolition  Run gas line rough in and cap the line to proposed location shown on prints for future exterior log lighter fireplace valve  Full Bath o Install rough in for tub shower combo for the following fixtures in locations shown on prints  72” x 36” alcove tub  Single shower head  Single valve  Tub trim pack o Install rough in for the following vanity fixtures  Single vanity under mount sink  Single vanity faucet  See cabinet prints for final sizing and dimensions o Install finish for all bathtub and vanity fixtures following tile installation o Install toilet following LVT installation  Basement Bar o Install rough in for bar sink and bar sink faucet in location shown on prints o Install rough in for dishwasher supply and drain line in location shown on prints o Install rough in for refrigerator ice maker line in location shown on prints o Install finish for bar sink and bar sink faucet  Install garbage disposal for bar sink  All plumbing fixtures provided by Custom Living to be from Ferguson.  Homeowners understand that all plumbing fixtures provided by them, need to be ordered and on site prior to project start to avoid any delays or extra trip charges  Optional Items  Provide and install ejector pump and new ejector pit lid  Provide and install a Marlo 60k water softerner on existing by-pass lines INSULATION  Foam and Firecaulk all framing and exterior penetrations to meet municipal code requirements 08/28/18 Mike Sheeks 6 Initials ______ ______  Install 3” Roxul sound deadening insulation in all ceiling joist bays that are exposed from demolition DRYWALL, PAINT L&M  Install drywall, tape and mud seams in all necessary areas o Approx. 8’ Ceilings  Ceiling finish will match the existing ceiling finish in the rest of the basement o Finish to be Skip Trowel textured finish on all basement ceilings  Drywall patch all areas from demolition and wall framing  Include a drywall patch following countertop installation  All wall finishes will be a level 4 finish and ready for preparation, primer and painting  Optional Pricing o Install RC channel perpendicular to existing ceiling joist prior to installation of drywall and 3” Roxul sound deadening insulation  Prime (1) coat and paint (2) coats on all ceilings and walls o Paint will be Sherwin Williams Duration on the walls, SW Trim Pro-Classic semi- gloss on the trim and new doors, and SW Eminence flat white on ceiling o Doors, casing and baseboard will be in semi-gloss white o Prepare all trim with putty fill in holes, caulk on all joints and sand. o Sand, stain and finish proposed faux beam and faux beam packouts  Homeowners will need to approve a stain sample prior to staining of beam goods TRIM CARPENTRY L&M  Install basement bar cabinets as specified on cabinet prints provided by Cabinet Company  Install 1x faux beam in location shown on prints o Beam to be stained on finish  Install 1x boards for faux beam pack out  Build and install (3) floating shelves in location of bathroom as shown on prints using 1x boards and ½” finish grade plywood o Shelves to be painted on finish  Install 1x wainscot detail on back of basement bar as shown on prints  Install 1x wrap on basement beams in locations shown on prints o Beam wrap and wainscot to be painted on finish  Install all interior doors and door hardware shown on prints o Existing doors to be reused will be rehung prior to installation  Install new baseboard where necessary from framing and demolition. o Baseboard to match existing profile of the basement o Baseboard profile – 22168-CB  Install new door casing and window casing where necessary from framing and demolition o Match existing profile of the basement o Casing Profile -
