SURVEYOR'S REPORT
In accordance with 865 IAC 1-12-1 et seq., the following observations and
opinions are submitted regarding the causes and the amounts of uncertainty in the
locations of the lines and corners found or established during this survey as a result of:
A. availability and condition of reference monuments,
B. occupation or possession lines,
C. clarity or ambiguity of the record descriptions for the site and its adjoiners, and
D. the theoretical uncertainty of measurements.
A. Both the subdivision (College Hills) and the metes and bounds tract on the eastern side
of the subdivision are controlled by the West Line and the South Line of the Southwest
Quarter of Section 12, Township 17 North, Range 3 East. Monuments were found and
accepted as marking the three quarter section corners that determine the two quarter
section lines.
B. The purpose of this land survey was to survey the perimeter of a set of lots within
College Hills and the metes and bounds tract on the eastern side of the subdivision;
each individual lot was not surveyed.
North 89 degrees 13 minutes 14 seconds West 882.26 feet - This boundary line is
along the platted northern right-of-way line of 96th Street. The guy wires near the
southwestern corner of Lot 129 are not within an easement. The guy wires near the
southwestern corner of Lot 79 are not within an easement; the overhead electric line
(OHE) near the western boundary of Lot 79 is not within on easement.
North 00 degrees 12 minutes 36 seconds West 190.00 feet - This boundary line is
along the western boundary of Lot 27. There ore bushes and brush growing on the
eastern side of a wooden fence; the fence is east of the boundary line varying from 0.1
feet at the southern end of the line to 0.4 feet at the northern end.
North 89 degrees 13 minutes 14 seconds West 12.50 feet - This boundary line is along
a portion of the southern boundary of Lot 29. A chain link fence (CLF) is 0.2 feet north
of the boundary line at its eastern end and is 0.1 feet north of the boundary at its
western end.
North 00 degrees 12 minutes 36 seconds West 789.60 feet - This boundary line is
along the western boundary lines of a tier of lots (Lots 29 to 36). A wooden fence is
0.1 feet east of this boundary line at the southwestern corner of Lot 29. At Lot 32, a
wooden fence pulls away of the boundary line. At the northern end of this boundary
line a wooden fence is 0.7 feet west of the boundary line.
South 86 degrees 04 minutes 20 seconds East 199.77 feet - This boundary line is along
the southern limited access right-of-way and access control line for 1-465. The right-of-
way fence is 0.7 feet north of the western end of this boundary and is 0.8 feet north of
the eastern end.
South 86 degrees 03 minutes 54 seconds East 50.13 feet - This boundary line is along
the southern limited access right-of-woy and access control line for 1-465. The right-of-
way fence is 0.7 feet north of the eastern end of this boundary.
South 81 degrees 45 minutes 17 seconds East 200.84 feet - This boundary line is along
the southern limited access right-of-way and access control line for 1-465. The right-of-
way fence is 1.6 feet south of the eastern end of this boundary.
South 75 degrees 12 minutes 35 seconds East 205.66 feet - This boundary line is along
the southern limited access right-of-way and access control line for 1-465. The right-of-
way fence is 5.7 feet north of the eastern end of this boundary.
South 89 degrees 13 minutes 14 seconds East 50.01 feet - This boundary line is along
the southern limited access right-of-way and access control line for 1-465. The right-of-
way fence is 1.2 feet north of the eastern end of this boundary.
South 89 degrees 13 minutes 14 seconds East 90.49 feet - This boundary line is along
the southern limited access right-of-woy and access control line for 1-465. The right-of-
way fence is 5.1 feet south of the eastern end of this boundary.
South 70 degrees 14 minutes 46 seconds East 115.10 feet - This boundary line is along
the southern limited access right-of-way and access control line for 1-465. The right-of-
way fence is 0.6 feet north of the eastern end of this boundary.
South 00 degrees 12 minutes 36 seconds East 461.98 feet - This boundary line is along
the eastern boundary of the subdivision (Lots 122 to 126). At a point near the
southeastern corner of Lot 125, the northwestern corner of a CLF is 2.9 feet east of the
boundary line. At the southern end of this boundary line, a fence post is of the corner of
the boundary.
South 89 degrees 13 minutes 14 seconds East 100.00 feet - This is the northern
boundary line of the metes and bounds tract. A CLF is 0.4 feet north of the eastern end
of this boundary.
South 00 degrees 12 minutes 36 seconds East 435.60 feet - This is the eastern
boundary line of the metes and bounds tract. A CLF is 0.2 feet east of the northern end
of this boundary. At a point 182.7 feet south of the northern end of this boundary, the
southwestern corner of the CLF is 0.1 feet east of the boundary. The southern end of
this boundary is on the South Line of the quarter section and within the pavement for
96th Street.
North 89 degrees 13 minutes 14 seconds West 100.00 feet - This is the southern
boundary of the metes and bounds tract and is along the South Line of the quarter
section; this boundary is within the pavement of 96th Street.
North 00 degrees 12 minutes 36 seconds West 45.01 feet - This boundary line is the
along a portion of the metes and bounds tract and along a portion of the eastern
boundary of College Hills. The OHE along the southern end of Lot 130 is not within
an easement.
C. The record descriptions for the site and its odjoiners were obtained from the office of
the Recorder of Marion County (the latest research date was October 26, 2001). The
record descriptions for the adjoiners were mathematically retraced to disclose any gaps
and/or overlaps between the boundary lines of the site and its adjoiners. The following
observations are mode as a result of this retracement: There are no gaps or overlaps in
deeds between the site and its adjoiners.
D. The theoretical uncertainty (due to random errors in measurement) of the corners of
the site established during this survey is within the specifications for a class C (0.50
feet) survey as defined in 865 IAC 1-12-7 and 865 IAC 1-12-8.
As a result of the above observations, it is my opinion that the uncertainties in the
locations of the lines and corners established during this survey are as follows:
Due to variances in reference monuments: 0.2 feet;
Due to inconsistencies in lines of occupation: see paragraph B for fence locations
(except for the 1-465 right-of-woy fence, there may be rights associated with fence
lines that are inconsistencies with boundary lines;
Due to discrepancies in the record descriptions: 0.0 feet; and
Due to random errors in measurement: 0.50 feet.
