General Project Description:
Custom Living proposes to provide services for a kitchen and first floor
renovation as follows:
SITE PREPARATION & GENERAL CONDITIONS
●Owner Obligations
○Owner is responsible to have all personal belongings removed from the areas of
construction prior to the start of work in those areas
■Custom Living is not responsible for any personal items damaged that are
left in the areas of construction
■Custom Living can provide manpower to aide in the moving or
dissasemling of furniture for an additional minimum charge of $250
○All materials provided by Homeowners need to be onsite prior to the start of
construction or specified dates communicated by Custom Living and the
BuilderTrend Calendar to ensure there are no delays or extra trip charges
incurred in construction
●Site Conditions
○Owner understands that during construction of home there will be more dust and
particulates ventilating through home and Custom Living can at an additional
charge have ductwork cleaned prior to completion of project
■Owners understand that plastic and other controls are to help reduce the
spread of airborne dust and that fine dust particles can still make it
through the installed barriers and control measures.
■Any interior/exterior construction cleanings requested by the Homeowner
during construction beyond the project cleaning budget allowance will be
charged to the Homeowner
●After Hours Communication
○Phone calls and text messages after 6:00 PM should be reserved for an
emergency. All other communication following normal working hours is
requested to be via email.
■Emergencies would be in regards to power outages, water leaks, etc. not
dust or other items that can be removed the following workday.
●Change Orders
○Owners understand that any changes to the construction budget (Increase or
Decrease ) after the start of construction will be accounted for through a Change
Order.
○Owners understand that Change Orders must be approved & signed prior to the
scheduling of any trades or ordering of materials associated to the additional
work.
○Owners understand that approved Change Orders that increase the construction
budget must be paid in full at the Next Milestone Payment.
○Owners understand that requested Change Orders during construction will have
an influence on the following:
■The construction schedule may be extended depending on scope of
changes requested
■Any changes requested after drywall is installed may affect the drywall
and/or paint budget allowances

●Construction Schedule
○Owners understand that a construction schedule is dynamic with the conditions
of weather, material deliveries, and trade partners. Custom Living will make every
effort to keep in line with the proposed project schedule and will make updates
and notifications in the event of changes.
PERMIT & PROFESSIONAL SERVICE FEES
●Building Permit Fee(s) Custom Living assumes the responsibility to submit and
receive appropriate building permits for the project based on the Building Code of the
municipality where work is to be completed.
●Architectural Fee(s) Custom Living assumes the responsibility of coordinating the
construction documents necessary for permitting and completion of the project. Custom
Living reserves the right to invoice for Architectural Design time outside of the
PreConstruction Agreement.
●Structural Engineering Fee(s) Custom Living assumes the responsibility of
coordinating the necessary Structural Engineering of load bearing components of the
project. The Homeowner will be responsible for all invoices associated to Structural
Engineering.
●Site Surveying Fee(s) Custom Living assumes the responsibility of coordinating the
necessary surveys of the proposed project site. The Homeowner will be responsible for
all invoices associated to Site Surveying.
●The Homeowner is responsible for any additional municipal fees or Homeowner
Association approvals not listed above.
WASTE MANAGEMENT & CLEANUP
●Custom Living is responsible for all debris generated from the scope of work detailed in
this contract.
●Any additional scavenger pickup by client for nonrelated debris will be charged to
Homeowner. Custom Living is to remove all related debris from job site upon completion
●Homeowner will need to designate a driveway location for the dumpster and portalet to
be located during construction
●The dumpsters are estimated as an allowance based on cubic footage of debris. If there
is more debris from demolition and construction than originally anticipated, additional
dumpsters delivered on site will be charged to the Homeowner.
●An Allowance for having a portalet delivered onsite and maintained during construction
have been provided on the construction budget sheet
○Homeowners understand that an outdoor toilet will have a smell depending on
outdoor conditions and wind. The toilets will be cleaned every two weeks and to
have the toilet cleaned more often will be an additional charge.
●An Allowance has been provided for an interior construction clean of the home following
the completion of the work, but prior to the move in of the Homeowner. Homeowner
understands that a final finish cleaning may be needed in addition to the general
construction clean prior to final move. This final move in ready clean is not provided or
allotted for in Custom Livings current scope of work.

SITE PREP & PROTECTION
●Install plastic to seal off areas being remodeled from rest of home.
●Install floor covering for construction path from door designated as the construction
entrance to locations of remodeling.
●Install additional floor covering or wall protection over areas close to the areas of
construction activity
●Install dust control measures on HVAC cold air returns located within the locations of
remodeling
●Custom Living will provide a HEPA Air Scrubber to aid in airborne dust control from the
start of demolition up to priming of new drywall
○Homeowner understands that this will help to reduce airborne dust; however, it
will still not mitigate it in its entirety.
EQUIPMENT RENTAL
●See list below for equipment rental(s) currently included in the construction budget
○None Currently Budgeted
●Should more equipment be needed or rental times extended during construction,
Custom Living will provide estimated cost of additional rental fees for approval by
Homeowners.
DEMOLITION
●Remove kitchen countertops as shown on drawings in perpetration for cabinet removal
●Remove kitchen cabinetry as shown on demo plan
○If kitchen cabinetry is being saved for Habitat for Humanity there may be an
additional labor charge due to the extra time need to ensure cabinets are not
damaged during deconstruction
●Remove and trash the existing free standing range
●Move the fridge to Living Room and keep powdered up for use by Homeowners during
construction
●Remove backsplash tile above kitchen countertop as shown on demo plan
●Homeowner understands that if there are multiple layers of flooring that need to be
removed to reach the existing subfloor there will be an additional labor charge for the
increased scope of work. Currently floor demo is being completed by homeowner
●Remove garage entry door, casing and jambs. Remove and SAVE powder bath, closet,
and laundry doors. TBD replace casing and jambs for powder bath, hall closet, and
laundry determined by final finished height of tile. Replacement costs not included in
estimate.
●Remove baseboard where buffet cabinet will be installed as shown on prints
●Remove drywall where necessary for wall removal and mechanical relocates as shown
on prints
●Remove drywall behind kitchen cabinets and bulkheads above cabinets and island.
●Remove existing pendant light in eatin kitchen area.
ROUGH CARPENTRY
●Remove existing knee wall between kitchen and family room, header to remain.
●Frame interior doorway as shown on prints (Finished Door Sizes Below)

HVAC
●Keep and reuse all existing floor registers where new hardwood is being installed
●Current appliance selections have the hood vent as a charcoal recirculating unit. Owners
understand that Custom Living does not have a budget allowance for exterior ductwork
for the hood vent in the current Construction Budget.
●Owners understands that if any additional HVAC is found in walls being deleted that is
not detailed in specifications above there will be additional labor charges to relocate as
necessary.
●Owners understand that unless otherwise noted above Custom Living does not have a
ductwork cleaning allowance in the current Construction Budget
ELECTRICAL
●Electrical Subcontractor will not require an electrical permit for this project.
●An electrical and lighting plan will be provided by Custom Living and need to be signed
off on by the Homeowners prior to the start of the project. During the roughin portion of
the project the Homeowners, Custom Living and Electricians will need to walk each room
after electrical boxes have been set and labeled. All parties will need to sign off on the
roughin portion prior to wires being ran to new locations to avoid rework should
changes be requested from the Original Lighting Plan
●Owners understand that during the electrical roughins there will be times when the
power will be shut off to areas in the home. Custom Living will provide notice via the
schedule, phone, or text to the Owners the day before, but it may have to be the shorter
notice depending on construction needs and site safety.
●Homeowner understands that any surface mount light fixtures that they are providing
as indicated in the specifications below must be onsite prior to electrical roughin to
avoid any electrical rework or delays in construction caused by not having the
necessary information or materials available to complete work
●All electrical supplies and material is to be provided by Electrical Contractor unless
specifically denoted otherwise in the specifications below
●Homeowner will need to finalize a selection for the style and finish of outlets and switch
devices they would like to have installed. The final selection may have an impact on
material costs associated to those devices
●Electrical Service
○Existing service to the house should be sufficient for the existing house and
upgrades denoted below. Electricians will need to verify panel sizing and
amperage to the house during the field walk prior to start of construction. If any
changes or upgrades are needed to the existing system, there will be an
additional charge for labor and material for those items.
●Electrical Disconnect
○Take down kitchen nook ceiling fixture and install (1) caged construction light for
kitchen ceiling. Roughin location not changing
○Take down and disconnect existing (8) can lights in bulkhead prior to demolition

PLUMBING
●Plumbing permit will not be required for this project
●Owners understand that during Plumbing Phase of construction the water to the house
will be shut off during the day of construction. This will be both during the roughin and
the plumbing finish.
○Water will return to service at the end of the construction day
●Homeowner understands that if any additional plumbing is found in walls being deleted
that is not detailed in specifications below there will be an additional labor charge from
Plumbers to relocate as necessary.

●Plumbing Disconnects
○Disconnect kitchen sink, faucet and garbage disposal prior to demolition

INSULATION
●Reinstall new R15 kraft faced exterior wall insulation behind kitchen cabinets where
necessary following demolition
●Foam and fire caulk as necessary following framing and mechanical roughins
DRYWALL
●Walls –Level 4 Finish
●Ceilings – Where bulkheads are removed match existing finish with a knock down
texture
●Patch all areas following demolition, framing and mechanical roughins
o Homeowners understand that the current budget includes a drywall allowance
based on board counts and square footages from proposed demolition. A final

walkthrough with drywallers after framing is complete will be necessary to
finalize drywall install and finish budgets.
●Tape, mud and sand drywall to a Level 4 finish
●Include a drywall patch following countertop and backsplash installation
●Floors will be scraped and swept daily
●Homeowners understand that if they would like to achieve a Level 5 drywall finish there
will be an additional cost of labor and material not included in the current construction
budget.
INTERIOR TRIM CARPENTRY
●See Architectural Finish Plan(s) and Interior Elevations for room specific details
●See Material Selections Cut Sheet for details and specifications
●Interior Swing Doors (See Architectural prints for sizing and swing)
○Install (1) interior swing doors (Garage Service Door)
■Match existing house door style and hardware
○Remove and reinstall (3) existing interior door slabs for tile flooring install
■Custom Living has provided a Material Allowance for interior door
handles, hinge stops and base bumps based on interior door counts and
room use. A final selection will need be made prior to the start of trim
installation to finalize labor and material pricing for these hardware items.
●Interior Door & Window Casing
○Install (60 LF) of new window and door casing
○Install jamb material in new framed opening as shown on prints
○Owners understand that Custom Living does not have a material or labor
allowance for retrimming existing doors frames of bathroom, laundry or hall
closet
●Baseboard & Shoe Molding
○Install (111 LF) of new baseboard and shoe molding following flooring install
■Kitchen, Kitchen Eat in Area, Powder Bathroom, Hall, and Laundry
●Crown Molding
○Install (0 LF) of new crown molding
●Site Built Cabinetry & Casework
○Homeowner understands that Custom Living has not provided a labor and
material allowance for any other site built cabinets and/or casework outside of
what is detailed above.
●Shelving
○Homeowner understands that Custom Living has not provided a labor and
material allowance for any other shelving installations or systems outside of what
is detailed above.
●Accessories
○Homeowner understands that Custom Living has not provided a labor and
material allowance for any bathroom accessories outside of what is detailed
above.
●Exterior Door Hardware
○Install (1) exterior door handlesets for garage service door

■Custom Living has provided a Material Allowance for exterior door handle
sets based on exterior door counts and room use. A final selection will
need be made prior to the start of trim installation to finalize labor and
material pricing for these hardware items.
●General Notes & Conditions
○Owners understand that the final trim material and profiles selected, along with
the method of installation will affect both the final material pricing as well as the
cost of installation.
○Custom Living will provide all trim materials (not including consumables) for Trim
Installers
○Owners understand that trim material is considered a “living product” and will be
subject to movement do to humidity and moisture changes throughout the year
○Owners understand that due to trim materials tendency to move and shrink,
transitions and joints will still be visible to the eye and touch following paint and
stain work.
CABINETRY
●Cabinetry Material
○Install cabinetry as designated on cabinet drawings provided by Cabinet Supplier
■See Material Selections Cutsheet provided by Cabinet Supplier (William
Knepp)for details and specifications
●Delivery & Installation
○Custom Living has provided an allowance for delivery charges and installation
labor for cabinetry as shown on Cabinet Drawings and Architectural Plans. Final
pricing for this scope of work is dependent on the final quantity of cabinets being
delivered and installed.
●General Notes & Conditions
○Owners understand that they will need to sign off on all cabinet drawings and
associated pricing provided by Cabinet Designer/Supplier prior to Custom Living
ordering any of the rooms detailed above.
○Owners understand that any cabinetry that they are providing for the project will
need to be onsite prior to start of construction or have detail drawings provided to
insure all mechanical roughins are located properly to avoid delays in the
construction schedule
○Owners understand that the project start date and scheduling will be dependent
on the cabinet order being placed and the corresponding cabinet delivery to the
job site. To avoid delays in construction, Custom Living will not start a project
without these confirmed final orders and delivery dates.
○Cabinet supplier and Custom Living will need to complete a final measure prior to
ordering cabinets to verify sizing and dimensions.
TILE LABOR AND MATERIAL
●Kitchen Backsplash
○Prep, install and grout (26 SF) of tile backsplash and (4 LF) of finished edging as
shown on Interior Elevations, Tile Drawings and Architectural Finish Plans

installed.
○Owners understand that the type of tile selected and the pattern the material gets
laid may affect both the final material pricing as well as the cost of installation
○Custom Living will provide all setting materials and grout for Tile Installers for
scope of work described above.
INTERIOR PAINT

○Homeowners understand that certain oil based primers, silicone sealants and
finish coats may have strong odors, all products used will be to current VOC
standards
○If Homeowners are able select paint colors prior to priming of interior walls, this
will allow the painters to tint the primer to match the finish color resulting in a
better overall finish.
○Custom Living’s preferred paint supplier is Sherwin Williams

○Homeowners understand that the final paint manufacturer and brand selected will
have an impact on the Interior Paint Labor & Material in the current construction
budget.
○Any paint color changes made by Homeowner following initial painting will result
in an additional charge for both labor and material with final costs dependent on
the room or rooms being repainted
EXTERIOR PAINT
●Custom Living does not currently have a labor or material allowance for any Exterior
Painting work in the current construction budget.
COUNTERTOPS & SOLID SURFACE MATERIAL
●Template and install countertops and on base cabinets as shown on cabinet drawings
and Architectural Plans
○Countertop fabricator to provide services for cut outs, hole drilling and sink
installations
○No backsplash

●General Notes & Conditions
○Owners understand that there may be a delay of up to (15) business days from
the countertop site template to start of installation depending on complexity and
slab layout review meetings
○During that delay there may be limited work being completed in the home
depending on remaining scope of work
○If a countertop or splash is broken via installation or during fabrication there may
be a delay in final completion of work
○Final paint and drywall touch ups will follow countertop installation to avoid extra
trip charges for drywall repairs
LVT FLOORING
●Custom Living does not currently have a labor or material allowance for any Luxury Vinyl
Tile to be installed in the current construction budget.
HARDWOOD FLOORING
●Install 3 ¼ unfinished red oak hardwood in kitchen floor as necessary
o Match existing pattern
o Header board to transition between dining, family room, and hallway
●Sand and prep new installed hardwood
●Stain hardwood to match existing stain color of other hardwoods on first floor
o Homeowner understands that this will not be a perfect match due to age, UV light
exposure and foot traffic wear.
●Apply (2) coats of clear coat to refinished hardwoods
o Sheen: TBD
CARPET FLOORING
●Custom Living does not currently have a labor or material allowance for the restretching
existing carpet or installation of any new carpet material in the current construction
budget.

APPLIANCES
●Appliance Disconnects

●Owners understand that Custom Living does not have an Allowance for Appliances in
the current construction budget
●Appliance supplier will be responsible for installation of appliances unless other
installation services are specified by Custom Living or Homeowner
●Custom Living will need the model numbers of all appliances prior to start of work to
ensure all electrical and plumbing lines are run correctly and for final cabinet designs.
PLUMBING MATERIAL
●Homeowners understand that Custom Living has supplied an allowance for replacing all
plumbing fixtures as outlined in the Plumbing Labor section of this document. Final
plumbing materials selected will have an affect on the final Plumbing Material Budget
●Plumbing material to be supplied by Ferguson or Lee Supply
●Homeowners understand that they will need to sign off on the final Plumbing Material
selections prior to Custom Living ordering any plumbing material necessary for the
project.
DECORATIVE LIGHT FIXTURES
●Homeowner understands that they are to provide any surface mount light fixtures as
detailed in the Electrical section of this specification packet.
●All light fixtures furnished by Homeowner must be selected and communicated to
Custom Living prior to finish of mechanical roughins to ensure Electricians can provide
the proper wiring, spacing and blocking support for those fixtures.
○Owners will provide Custom Living cut sheets or model numbers for fixtures
selected prior to electrical roughins
●All light fixtures furnished by Homeowners must be ordered and onsite prior to start of
Electrical finish to avoid any delays in the work. This date will be provided and
communicated by Custom Living via BuilderTrend schedule
●Custom Living has provided a material allowance for any surface mount light fixtures in
the Construction Budget under Decorative Light Fixtures
●Electrical subcontractor has provided a labor quote to install the surface mount light
fixtures provided by Homeowner as detailed in the Electrical section.
GENERAL CONDITIONS
▪These specifications are supplementary to architectural and cabinetry plans, with the
approval of those plans taking precedence
▪The Homeowner represents and warrants that they are the owner of the premises to be
improved and have the right to improve the same.
