That is good, Casey. Then, the Planning/Zoning Dept. will not have any issues with the proposed site plan, rela ng to
the ny encroachment into the front yard BSL. (You might need to submit a copy of this email when you also go to
submit for a building permit. )

Yes, the house, walks, and drive are less than 45% of the lot area.

Subject: Gray Oaks - variance or plat modification
Good morning. We have a question we are hoping you can help with.
Lot 13 in Gray Oaks, see attached plat map, is on a curve; we are having difficulty getting a house to fit and not slightly
encroach in the front yard setback line on the curve. See attached Site Plan showing the 3 foot corner of the home
within the FYS.
The FYS is 20' per Variance approved - Docket 12060005 V. Could we request a variance from that standard, 15' FYS
on the curve, or would a plat modification be necessary?
We will have this same issue with Lot 10 on the other side of this section, which is also on a curve.
We greatly appreciate your help.
