Project Summary
Title: THE KENT
This Bid Package Consists of Work construction documents that describe and identify the following:
Architectural, landscaping, structural, plumbing, mechanical, electrical and fire protection disciplines for the project. Civil site work is performed under a separate contract. Refer
to “The Kent Site Work” drawings and project manual for the scope of work contained in that contract. All Parties involved in each separate project are expected to coordinate their
work with the work of both, “The Kent” & “The Kent Site Work” projects during construction.
This project includes an L-shaped, 4-story, 83-unit apartment building with grade level clubhouse and community spaces, an exterior, in-ground, fenced swimming pool,1 story, free-standing
private garages with residential, overhead doors and a free-standing trash building with a residential overhead door.
The structural system consists of:
Concrete trench-formed reinforced perimeter grade beams, interior reinforced concrete column footings, elevator pit, and reinforced slabs on grade.
The 4-story apartment building has wood-framed, load bearing exterior, corridor, demising & designated apartment walls supporting wood truss floor and roof systems.
Stair and elevator shafts, including other designated first floor fire walls, are load bearing concrete block walls.
Portions of the apartment building contains structural steel columns and beams.
A two-hour, fire-rated gypsum panel fire wall, located in the south leg of the L- shaped building, separates the building into two fire areas. The fire wall extends vertically from the
lower first floor to the bottom of the roof deck and horizontally from the inside face of the sheathing in both exterior walls. The wood roof deck 4’-0” from each side of the fire
wall is fire-retardant treated.
The free-standing private garages are wood-framed, load bearing exterior walls, wood truss roof system supported on reinforced, concrete grade beams and slabs on grade.
The free-standing trash building has load bearing, reinforced, concrete block exterior walls, wood roof trusses supported on reinforced, concrete grade beams and slabs on grade.
The exterior materials of all the buildings is a combination of Utility-size, brick veneer, cast stone, EIFS, shingle roofing & PVC roof membrane.

Permits: The Contractor shall apply for, obtain, and pay for the primary building permits required to perform the Work. Special permits and specific bonds, and fees are the responsibility
of each applicable Subcontractor, including but not limited to; utility tap fees; special bonding or fees; bonding for work in public right-of-way; licenses, and other related permits,
fees, and approvals required by building authorities Submit copies of all permits to Architect.
Codes: Comply with all applicable codes and regulations of authorities having jurisdiction. Submit copies of all inspection reports, notices and similar communications from authorities
to Architect within 5 days of receipt.
Firewall and Fire Barrier Identification: Refer to Specification Section 07 80 00.
Dimensions: Verify dimensions indicated on Drawings with field dimensions before fabrication or ordering of materials. Do not scale dimensions from Drawings. Report all discrepancies
to the Architect.
Discrepancies: Notify Architect of conditions differing from those indicated on the drawings or discrepancies within the drawings, or discrepancies between Drawings and Specifications.
Do not proceed without fully resolving such conditions or discrepancies by notification to the Architect and receiving a written decision of the Architect. Actions taken without such
resolution will be at the contractor or subcontractors own risk and expense.
Definitions for terms used in the specifications:
Provide: Subcontractor is to Furnish and install, complete with all necessary accessories, ready for intended use. Pay for all related costs.
Approved: Acceptance of item submitted for approval. Not a limitation or release for compliance with the Contract Documents or regulatory requirements. Refer to limitations of ‘Approved’
in General Conditions.
Match Existing: Match existing as acceptable to the Architect.
Intent: Drawings and specifications are intended to provide the basis for proper completion of the Work suitable for the intended use by the Owner. Anything not expressly set forth
but which is reasonable, implied, or necessary for proper performance of the Project shall be included in the Work at no additional cost to the Owner, and within the Project time limits
Writing style: Specifications are written in the imperative mode. Except where specifically intended otherwise, the subject of all imperative statements is the Subcontractor. For
example, ‘Provide tile’ means ‘Subcontractor is required to provide the tile.’
Wherever these Specifications use the term “General Contractor” this will mean the prime contractor or contractor and will be interpreted to be the same as, and interchangeable. The
“Construction Manager” and “Contractor” are not the same and should not be interpreted as such unless explicitly stated as such in the documents.
Wherever these Specifications use the term “Sub Contractor” this will mean and will be interpreted to be the same as, and interchangeable with, “Subcontractor”, “Sub”, “Trade” or “Trade
Contractor”.
Wherever these Specifications use the term “Vendor” this will be interpreted to be the same as, and interchangeable with, “Supplier”, “Manufacturer”, “Fabricator” or “Manufacturer’s
Representative”.
General: Cooperate fully with separate contractors and subcontractors so work on those contracts may be carried out smoothly, without interfering with or delaying work under this Contract.
Coordinate the Work of this Contract with work performed under separate contracts.
