SECTION 23 62 00 - SPLIT SYSTEM CONDENSING UNITS
PART 1 - GENERAL
1.01 RELATED SECTIONS:
A. Drawings, general provisions of the Contract, including General and Supplementary
Conditions, and Division-1 Specification Sections and Division 20 and 28 Specification
Sections, apply to work of this Section.
1.02 DESCRIPTION OF WORK:
A. The Contractor shall furnish all the labor, materials, equipment, appliances, services and
drayage, and perform all the operations in connection with the construction and installation of
the Work. All Work to be as herein specified and as denoted on the accompanying Drawings.
B. This Section of the Work includes the furnishing and installation of the air-cooled condensing
unit(s), supports, refrigerant piping, refrigerant system specialties, controls and control panel,
and other such related items to provide a complete system where and as denoted on the
Drawings and as herein specified.
1.03 SUBMITTALS:
A. Product Data: Submit manufacturer's technical product data and installation instructions for
split system condensing units.
B. Shop Drawings: Submit layout drawings of split system condensing units showing layout of
components. In addition, show details of installation and associated supporting structures.
C. Piping roughing-in requirements: Submit roughing-in requirements prepared by the equipment
manufacturer and submitted on factory letterhead, including all piping material and accessory
sizes and locations. Submit piping isometric diagram which documents pipe routing including
changes in elevation between interior and exterior equipment components. Isometric diagram
shall indicate intermediate traps and/or double suction risers as required for project specific
equipment application.
D. Wiring Diagrams: Submit wiring diagrams for split system condensing units showing
connection to electrical power feeders. Differentiate between portions of wiring that are
manufacturer-installed and portions to be field-installed.
E. Maintenance Data: Submit maintenance data and parts list for each split system condensing
unit, control, and accessory; including "trouble-shooting" maintenance guide. Include this
data, product data, shop drawings, and wiring diagrams in maintenance manual; in
accordance with requirements of Division 1.
F. Provide manufacturer's compressor warranty for five years from the date of acceptance by the
Owner.
1.04 CODES:
A. Capacity ratings for condensing units shall be in accordance with ARI Standard 360 "Standard
for Commercial and Industrial Unitary Air-Conditioning Equipment".

B. Refrigeration system of condensing units shall be in accordance with ASHRAE Standard
ASHRAE 15 "Safety Code for Mechanical Refrigeration".
C. Condensing units shall meet or exceed the minimum COP/Efficiency levels as prescribed in
ASHRAE 90A "Energy Conservation in New Building Design".
D. Condensing units shall be listed by UL and have UL label affixed.
1.05 WARRANTY ON MOTOR/COMPRESSOR:
A. Provide written warranty, signed by manufacturer, agreeing to replace/repair, within warranty
period, motors/compressors with inadequate or defective materials and workmanship,
including leakage, breakage, improper assembly, or failure to perform as required; provided
manufacturer's instructions for handling, installing, protecting, and maintaining units have been
adhered to during warranty period. Replacement is limited to component replacement only,
and does not include labor for removal and reinstallation.
B. Warranty Period: 5 years from date of start-up and owner acceptance.
1.06 ACCEPTABLE MANUFACTURERS:
A. Condensing unit manufacturer to be the same as the manufacturer of the furnace. Subject to
compliance with requirements, provide air-cooled condensing units of one of the following:
1. Lennox
2. Bryant
3. Trane
4. Goodman
5. Carrier
6. Guardian/York
PART 2 - PRODUCTS
2.01 RESIDENTIAL AIR-COOLED CONDENSING UNITS:
A. Factory-assembled and tested, consisting of compressor, condenser coil, fan, motor,
refrigerant reservoir, and operating controls. Capacity and electrical characteristics shall be as
scheduled.
B. Casing: Galvanized steel casing finished with baked enamel. Casing shall have removable
panel for access to controls, and weep holes for water drainage, base with mounting holes,
and brass service valves, fittings, and gage ports on exterior of casing.
C. Compressor: Hermetic compressors with built-in overloads and vibration isolation.
Compressor motor shall have, thermal and current sensitive overload device, internal
high-pressure protection, high and low pressure cutout switches, start capacitor and relay,
2-pole contactor, crankcase heater, and temperature actuated switch and timer to prevent
compressor rapid cycle.
D. Condenser: Coil shall have copper tubes and aluminum fins, or aluminum tubes and
aluminum fins; provided with liquid accumulator and liquid subcooler. Aluminum propeller fan
shall have direct drive, with permanently lubricated fan motor with thermal overload protection.

E. Accessories:
1. Low-voltage thermostat and sub base to control condensing unit and evaporator fan;
includes fan-off-auto and heat/cool switches.
2. Hard start kit with start relay and start capacitor.
3. Head pressure control to modulate condenser fan motor speed for low ambient
conditions (0 F).
4. Time delay relay (adjustable to 15 minutes).
5. Low voltage control transformer.
6. Filter drier-liquid line.
7. Furnish and install all necessary controls as to provide a properly functioning system.
F. Efficiency: Minimum SEER (13.0) rated in accordance with ARI 210, or as noted on drawings.
PART 3 - EXECUTION
3.01 INSTALLATION:
A. Install condensing units in accordance with manufacturer’s installation instructions. Install
units plumb and level, firmly anchored in locations indicated, and maintain manufacturer's
recommended clearances.
B. Install ground-mounted units on 4" thick reinforced concrete pad, 4" larger on each side than
condensing unit. Anchor unit to pad using inserts or anchor bolts.
C. Install roof-mounted units on mechanical equipment stand, constructed in accordance with
NRCA Handbook. Anchor unit to structural frame with removable fasteners.
D. Install electrical devices furnished by manufacturer but not specified to be factory-mounted.
Furnish copy of manufacturer's wiring diagram submittal to Electrical Installer.
1. Verify that electrical wiring installation is in accordance with manufacturer's submittal
and installation requirements of Division 26 sections. Do not proceed with equipment
start-up until wiring installation is acceptable to equipment Installer.
E. Start-up condensing units, in accordance with manufacturer's start-up instructions, and in
presence of manufacturer's representative.
1. Test controls and demonstrate compliance with requirements. Replace damaged or
malfunctioning controls and equipment.
F. Provide services of manufacturer's technical representative to instruct Owner's personnel in
operation and maintenance of condensing units.
G. Schedule training with Owner, provide at least 7-day notice to Architect/Engineer of training
date.
