SECTION 23 81 24 - DUCT FREE SPLIT SYSTEMS
PART 1 - GENERAL:
1.01 RELATED SECTIONS:
A. Drawings, general provisions of the Contract, including General and Supplementary
Conditions, and Division-1 Specification Sections and other Division-20 Specification Sections,
apply to work of this Section.
1.02 SUBMITTALS:
A. Product Data: Submit manufacturer's technical product data and installation instructions for
vertical split system air handlers.
B. Shop Drawings: Submit layout drawings of vertical split system air handlers showing layout of
components. In addition, show details of installation and associated supporting structures.
C. Wiring Diagrams: Submit wiring diagrams for vertical split system air handlers showing
connection to electrical power feeders. Differentiate between portions of wiring that are
manufacturer-installed and portions to be field-installed.
D. Maintenance Data: Submit maintenance data and parts list for each vertical split system air
handler, control, and accessory; including "trouble-shooting" maintenance guide. Include this
data, product data, shop drawings, and wiring diagrams in maintenance manual; in
accordance with requirements of Division 1.
1.03 QUALITY ASSURANCE:
A. Manufacturer's Qualifications: Firms regularly engaged in manufacture of units of types, sizes
and ratings required, whose products have been in satisfactory use in similar service for not
less than 5 years.
B. Codes and Standards:
1. Electrical, Code Compliance: Comply with applicable local electrical code
requirements of the authority having jurisdiction and NEC pertaining to construction
and installation of air handling units.
2. UL Compliance: Comply with applicable requirements of UL 1096, pertaining to
remote control panels for heating equipment, and UL 486A, "Wire Connectors and
Soldering Lugs for Use with Copper Conductors." Provide units and components
which are UL-listed and labeled.
C. Fan coil unit will be supplied from the same manufacturer as the condensing unit.
PART 2 - PRODUCTS:
2.01 ACCEPTABLE MANUFACTURERS:
A. Manufacturers: Fan coil unit manufacturer is to be the same as the manufacturer of the
condensing unit. Subject to compliance with requirements, provide units of one of the
following:

2.02 GENERAL:
A. Indoor, direct-expansion, wall-mounted fan coil unit. Unit shall be complete with
cooling/heating coil, fan, fan motor, piping connectors, electrical controls, microprocessor
control system, and integral temperature sensing. Unit shall be furnished with integral wall
mounting bracket, mounting hardware, and thermistor interconnection cable.
2.03 UNIT CABINET:
A. Cabinet discharge and inlet grilles shall be attractively styled, high-impact polystyrene. Cabinet
shall be fully insulated for improved thermal and acoustical performance.
2.04 FANS:
A. Fan shall be tangential direct-drive blower type with air intake at the upper front face of the unit
and discharge at the bottom front. Automatic, motor-driven vertical air sweep shall be provided
standard.
B. Air sweep operation shall be user selectable. Horizontal direction may be manually adjusted
(using remote controller) and vertical air sweep may be manually set.
C. Motors shall be open drip-proof, permanently lubricated ball bearing with inherent overload
protection. Fan motors shall be 3-speed.
2.05 COILS:
A. Coil shall be copper tube with aluminum fins and galvanized steel tube sheets. Fins shall be
bonded to the tubes by mechanical expansion.
B. A stainless steel drip pan under the coil shall have a drain connection for hose attachment to
remove condensate.
C. Condensate pan shall have internal trap and auxiliary drip pan under coil header.
2.06 FILTERS:
A. Unit shall have filter track with factory-supplied cleanable filters.
2.07 CONTROLS:
A. Controls shall consist of a microprocessor-based control system which shall control space
temperature, determine optimum fan speed, and run self-diagnostics; the temperature control
range shall be from 54 °F to 90 °F.
B. All control wiring shall be by Mechanical Contractor in accordance with manufacturer’s control
wiring diagrams including wire type, terminations, and connection points between components.

C. The control system shall provide the following functions:
1. An automatic restart after power failure at the same operating conditions as at failure.
2. A timer function to provide a minimum 24-hour timer cycle for system Auto Start/Stop.
3. Temperature-sensing controls shall sense return air temperature.
4. Indoor coil freeze protection.
5. Wireless infrared remote control to enter set points and operating conditions.
6. Automatic air sweep control to provide on or off activation of air sweep louvers.
7. Dehumidification mode shall provide increased latent removal capability by modulating
system operation and set point temperature.
8. Fan-only operation to provide room air circulation when no cooling is required.
9. Diagnostics shall provide continuous checks of unit operation and warn of possible
malfunctions. Error messages shall be displayed at the unit.
10. An indoor to outdoor thermistor connection cable shall be provided with the heat pump
fan coil unit.
11. Fan speed control shall be user-selectable; high, medium, low, or microprocessor
automatic operation during all operating modes.
12. Automatic heating-to-cooling changeover to provide automatic heating and cooling
operation. Control shall include dead-band to prevent rapid mode cycling.
13. Demand defrost shall be provided and shall minimize defrost cycles by internally
adjusting defrost timing based on frost accumulation.
14. Indoor coil high temperature protection shall be provided to detect excessive indoor
discharge temperature when unit is in heat pump mode.
2.08 MISCELLANEOUS FEATURES:
A. All units shall have rotatable refrigerant lines for penetration through the wall using flare
connections. All units shall have flare connections.
B. Condensate pump shall remove condensate from the drain pan when gravity drainage cannot
be used. Pump shall be designed for quiet operation. Pump shall consist of two parts: an
internal reservoir/sensor assembly, and a remote sound-shielded pump assembly. The lift
capability of the condensate pump shall be 1 to 10ft. or 3 to 25ft as required by the duty. A
level sensor on the condensate pan shall stop cooling operation if the level in the condensate
pan is unacceptable.
PART 3 - EXECUTION
3.01 INSTALLATION OF UNITS:
A. Install units as indicated, in accordance with manufacturer's written instructions, applicable
portions of NEC, and with recognized industry practices to ensure that units fulfill
requirements.
B. Coordinate with other work, including electrical wiring/cabling and ductwork as necessary to
interface installation of units with other work.
C. Clean dust and debris from each unit as it is installed to ensure cleanliness.
D. Touch up scratched or marred unit enclosure surfaces to match original finishes.
E. Tighten electrical connectors and terminals, including screws and bolts, in accordance with
equipment manufacturer's published torque tightening valves for equipment connectors.
Where manufacturer's torque requirements are not indicated, tighten connectors and terminals

to comply with tightening torques specified in UL Standard 486A and B.
3.02 FIELD QUALITY CONTROL:
A. Test unit wiring for electrical control. Subsequent to energizing power circuitry, demonstrate
functioning of equipment and accessories in accordance with requirements. Where possible,
field-correct malfunctioning units at site, then retest to demonstrate compliance; otherwise,
remove and replace with new units and proceed with retesting.
B. Replace units which are damaged and remove damaged units from construction site.
