Cannel Drive. APPROVED:Docket No.06090025 V Development Standards Variance for ground signs prohibited in the Range Line Road/Carmel Drive Overlay. Please be advised that per Section 30.05.05: Time Limit of the Zoning Ordinance,the aforementioned Development Standards Variance approval is valid for one(1)year. By that time,either continuous construction of the improvements must be underway,or a written request for a one-time,six-month extension of the approvals must have been received and approval granted by this Department.The expiration date of the approval is October 23, 2007. First an Architectural Design, Exterior Lighting, Landscaping, and Signage Amendment(ADLS Amend) application, illustrating all of the changes, must submitted. Our Special Studies Committee will then review this to determine how the appearance and character of these new additions fit into context of the surrounding area. Secondlat least one variance must be sought. Since Hunters Quest is located in the Carmel Dr./Range Line Rd overlay, which doesn't permit ground signs, a variance must be sought for the type of sign. Another variance that may be required depends on how many parking spaces will be removed along with the addition of the bank structure. Our zoning ordinance requires 1 space for every 200 sq ft of floor area for this type of use. After the ADLS and variance procedures have been completedyou will be required to apply for the needed permits. If you have any questions or concerns feel free to contact me.
