County, Indiana, described as follows:
Beginning on the east line of the South half of the Southwest Quarter of Section 8, Township 17 North, Range 4 East 980.11
feet North 00 degrees 10 minutes 48 seconds West (assumed bearing) from the Southeast comer of said Southwest Quarter,
thence North 90 degrees 00 minutes 00 seconds West parallel with the South line of said Southwest Quarter 454.28 feet to a
point on a non -tangent curve having a radius of 50.00 feet, being on the Easterly line of a Roadway Easement dedicated and
described in Deed Record 309, pages 627 and 628, in the Office of the Recorder of Hamilton County, Indiana, the radius point
of which curve lies on the Westerly extension of the last described course and is common with the curve in said Roadway
Easement traversing in a counter -clockwise direction; thence Northwesterly and Southwesterly on said curve in a
counter -clockwise direction 147.19 feet, *to the point of curvature of a reverse curve to the right having a radius of 50.00 feet,
the radius point of which bears North 78 degrees 40 minutes 16 seconds West 100.00 feet from the last described radius point;
thence Southwesterly on said curve to the right 36.14 feet to the point of tangency of said curve; thence South 52 degrees 44

North line of the South half of said Southwest Quarter; thence South 89 degrees 56 minutes 47 seconds East on said North
line 489.44 feet to the Northeast corner of the South Half of said Southwest Quarter, thence South 00 degrees 10 minutes 48
seconds East on the East line of said Southwest Quarter 345.44 feet to Point of Beginning.
*Surveyor's Note: "to" has been added to the above description, which was the apparent result of scrivener's error (omission)
in the record legal description.
GENERAL SITE NOTES
1. ALL WORK SHALL CONFORM TO LOCAL AND STATE REGULATIONS.
2. ALL DIMENSIONS ARE TO THE EDGE OF PAVEMENT, FACE OF CURBS,
OR OUTSIDE FACE OF BRICK, BLOCK OR BUILDING FACIA UNLESS
OTHERWISE INDICATED.
3. THE BUILDING AND PARKING FACILITIES ARE PARALLEL WITH OR
PERPENDICULAR TO THE EXISTING BUILDING AND PARKING LOT LINES.
4. THE CONTRACTOR SHALL FIELD VERIFY ALL DIMENSIONS IN THE FIELD
PRIOR TO THE START OF CONSTRUCTION. THE CONTRACTOR SHALL BE
RESPONSIBLE FOR ALL FIELD DIMENSIONS AND SHALL REPORT ANY
DISCREPANCIES BETWEEN THE PLANS AND ACTUAL FIELD CONDITIONS
TO THE OWNER OR OWNER'S REPRESENTATIVE IMMEDIATELY.
5. CONTRACTOR SHALL PROVIDE SMOOTH TRANSITIONS FROM PROPOSED
FEATURES TO EXISTING FEATURES AS NECESSARY.
6. ALL DISTURBED AREAS SHALL BE SEEDED OR SODDED AFTER FINISH
GRADING IS COMPLETED UNLESS OTHERWISE NOTED. ALL NEW SEEDED
OR SODDED AREAS SHALL HAVE A TOPSOIL LAYER OF 4" MINIMUM. TOP
OF TOPSOIL LAYER SHALL BE PLACED 1" BELOW TOPS OF CURBS, WALKS,
OR PAVEMENT ELEVATIONS WHERE TOPSOIL ABUTS THOSE AREAS.
7. CONTRACTOR SHALL SUPPLY AND PLACE STRAW MULCH WHEREVER GRASS
SEED HAS BEEN PLACED.
8. CONTRACTOR SHALL SEAL THE EDGE OF EXISTING ASPHALT PAVEMENT
WITH TACK COAT IN ACCORDANCE WITH INDOT STANDARD SPECIFICATIONS
WHERE NEW ASPHALT JOINS EXISTING ASPHALT.
9. CONTRACTOR SHALL REPAIR, RESURFACE, RECONSTRUCT OR REFURBISH
ANY AREAS DAMAGED DURING CONSTRUCTION BY THE CONTRACTOR, HIS
SUBCONTRACTORS OR SUPPLIERS AT NO ADDITIONAL COST TO THE OWNER.
10. CONTRACTOR SHALL COMPLETELY FILL ALL TRENCHES WITHIN 5 FEET OF
PAVEMENT EDGES WITH GRANULAR BACKFILL.
11. ALL PAINT STRIPING SHALL BE 4' TRAFFIC PAINT IN ACCORDANCE WITH
INDOT STANDARD SPECIFICATIONS AND SHALL BE WHITE.
