These spandrel panel area rectangles are not quite right for the three Express Service signs portion of the building facade;please see attached mark up. Planning Staff has consulted and determined those red boxes are the spandrel areas based on the design/appearance of the building (falling in line with the score marks on the EIFS). Please submit a revised spandrel panel areas exhibit. Should you have any questions about this, please contact Ross Pietrzak, sign permits specialist, in our office. Also, the wall sign dimensions,themselves, need to include the largest rectangle or box to fit around an entire wall sign. The Express Service wall sign measurement does not take into account the bottom of the letter'p' that drops below the rest of the text. Please revise that dimension; it will end up being taller than 2'6". But, as I understand it,the Planning Staff is still not supportive of there being three wall signs that say 'Express Service'on the building, as it is very redundant. Ross and I reviewed the updated elevations; listed below follow-up comments. Please respond in writing to these as soon as you are able. 1. Please submit the latest set of signage design specs/cut sheets. 2. Regarding the ground sign: Prior, Planning Staff requested that you only have the Honda logo and letters be illuminated on the Ground Sign (where the rest the blue area would not be illuminated, and just be opaque). It is still not clear to us if that is the case, but we do not think so, based on how the specs are currently written on the Elevations sheet.The Planning Dept. will not support a wholly illuminated cabinet ground sign. Please amend the ground sign design/specs to limit the illumination to just the letters and logos(where the rest will be opaque. 3. Regarding the two oval wall signs: The oval signs are still listed as (wholly) illuminated. Prior, Planning Staff requested that you only have the white text&graphic shine through and be illuminated, and that the rest of the blue oval be opaque/dark.) Please amend the wall sign design/specs to limit the illumination to just the white letters& logo, where the rest/blue will be opaque.The Planning Dept.will not support a wholly illuminated oval sign. 4. Again, please show/delineate the spandrel panel areas for the wall signage on the Elevations. (Attached is an example of how they can be drawn in.) 5. On the Elevations,the spandrel panel dimensions (heights and widths) need to be labeled, too. And,the calculations of the signage dimensions vs.the spandrel panel area dimensions need to be shown, as well,to show that the sign dimensions meet the required maximum 70% heights and %widths of the spandrel panel area. Before I can issue the required BZA docket numbers for Honda Express Service, please respond in writing to the following preliminary review questions: 1) The Planning Dept. will not support a wholly illuminated cabinet ground sign. (The Dept. will not support all three Express Service signs.) 4) If you choose to move forward with the two oval Express Service signs, with or without Planning Staff's support, please amend the wall sign design/specs to limit the illumination to just the white letters& logos, where the rest/blue will be opaque, regardless. 5) On the building elevations, please show and label the spandrel panel areas for each sign. (Ross made this comment/request, prior.)You have provided the overall dimensions for sections of the building, but we need you to break out the "Honda" and two "Express Service" signs into smaller spandrel panel areas. If each sign does not fit into a spandrel, then there would need to be an additional variance request. Attached are two examples of what we are looking for, regarding the spandrel panel areas and calculations. (For any additional questions or clarification on this, please contact Ross Pietrzak, Sign Permits Specialist.) 6) (FYI, the Spandrel Panel is the area on a building facing a public street where a sign can be placed. It is typically defined by different architectural features on the building. Some of these features could be the top or bottom of a window, an architectural accent piece such as a keystone, an awning,the cornice or roof line, a light fixture, or even a vent.A wall sign's size is limited to 70%of the Spandrel Panel's height and 85%of the Spandrel Panel's width.
