Dear Mr. Shestak:
My husband and I have lived and owned, 11091 Crooked Stick Lane, for 23 years. We strongly oppose the proposed
development of the corner of 106th Street and Ditch Road.
The Crooked Stick Homeowners Association, has for years, had in place building standards, covenants and rules governering
the properties in our neighborhood. They are in place for various reasons, one of them being to keep property values stable
and hopefully increasing. If all the recent builds and remodeling done,just on Crooked Stick Lane are any indication,these
standards prove it to be a desirable neighborhood.
The Developer, requesting the main entrance be on Crooked Stick Lane, is trying to use that cachet and the proximity to a
highly ranked golf course, to make their development seem to be a part of the Crooked Stick Neighborhood. At the same time,
not observing the lot sizes and square footage requirements as set forth in the Crooked Stick Home Owners Association
guidelines.
There is a risk that this proposed development could drive down property values of existing homes in the area due to the
density and size of the homes proposed in the development plan.
There are also safety concerns for the traffic and congestion this could cause to the neighborhood streets and 106th and Ditch.
Currently, entering 106th from Crooked Stick is dangerous due to speed of oncoming traffic. In addition, turning into Crooked
Stick from 106th is a risk, due to speed of traffic and the street being located at the bottom of two hills.
The Crooked Stick neighborhood does not have sidewalks. Many residents walk and use the streets to do so, where the speed
limits are not always obeyed. The proposed plan to add 36 more homes just increases traffic and more residents walking on
said streets.
These are a few of our concerns and reason for opposing the said development. Please feel free to contact us if you have any
