I own a home at 11156 Crooked Stick Ln Carmel IN. As currently proposed I am opposed to the proposed development at 106th
& Ditch.
Eventually this site will be developed. Carmel wants the added property tax revenue and it is a desirable location. Site is
desirable due to quality of the nearby neighborhoods with large lots, attractive homes, and minimal traffic. This new
development should have minimal impact upon existing nearby homes and NO added connection to Crooked Stick Lane. As
proposed this new development negatively impacts many of the qualities which makes this a high desirable area.
Concerns, questions and comments related to the proposed development:
• Rezone from current zoning (lots with 1+ acre)to smaller and higher density is NOT consistent with any nearby
neighborhood. Developer has proposed lots which are as small as 15,300 SF or 35% of an acre. Solution is to keep current
zoning.
• Proposed new high-density development will negatively impact existing nearby property values.
• High density development wasn't allowed at the Simon Estate on Ditch Rd— how is it now appropriate for this nearby site?
• Proposed new connection to Crooked Stick Lane negatively impacts Safety.
o Will add traffic to Crooked Stick Lane. There are currently 51 homes with access to Crooked Lane. New
development(36 homes) is a 70.1% increase in homes with access to Crooked Stick Lane.
o Crooked Stick Lane does not have sidewalks and a lot of pedestrians and bikers use Crooked Stick lane.
o Crooked Stick Lane exit onto to 106th is already dangerous during high traffic periods. Added traffic only
makes more dangerous.
o Left turn from 106th on to Crooked Stick Lane is dangerous during high traffic periods. Added traffic only
makes more dangerous.
o Burden and safety impact caused by proposed new Crooked Stick Lane access should NOT fall on existing
Crooked Stick Lane area home owners. This is a developer issue.
• If two access streets are required for the proposed development, then developer should move access to 106th Street rather
than Crooked Stick Lane. If this new 106th St access presents safety issues, then the developer should fund 106th street
improvements to fix/address these safety issues. Believe there already is a 106th street curb cut with cement drive into the
development site. For safety reasons please use existing 106th curb cut which is reasonable considerable distance from
Crooked Stick Lane. Safety impact/burden of access to the proposed development should NOT fall on Crooked Stick Lane
home owners—this is a developer issue caused by high density.

• What is home count which would allow only a single access point? Multiple other nearby neighborhoods have one access
road. Again —proposed density is too high.
• Spring Run Estates HOA documents prohibit this development site to access Crooked Stick Lane. At the expense of
existing residents is Carmel able to override these CCRs to simply benefit a developer?
• As new neighborhoods are built the City of Carmel likes to connect neighborhoods. Crooked Stick and Spring Run Estates
residents do NOT want this added connection. Only benefits the developer& negatively impacts existing home owners.
• Was formal notice provided by the developer to all appropriate home owners, HOAs, etc.? Do not believe notice was
provided to Crooked Stick Neighborhood Association. Wy notice some adjacent HOAs and not all adjacent HOAs?
