Subject: Docket # 18100001 PUD 106th and Ditch PUD rezone Dear Joe, Brad and Planning Members: I live at 10810 Crooked Stick Lane Carmel, Indiana.We are opposed to the site plan as presented for this PUD rezone, specifically the proposed curb cut onto Crooked Stick Lane is opposed and should be rejected.This is a small residential street that already has excessive traffic from Crooked Stick Golf Club and cannot handle the increased traffic from the proposed neighborhood to the east. This parcel was never intended to be adjoined to our neighborhood, it is invasive to our neighborhood. There is an elevation change that will make it increasingly dangerous to residents and children. We all purchased our homes knowing that vacant land was not directly connected to our neighborhood and was a completely separate parcel.The attempt to connect it now is just an attempt to enhance the lot value of the proposed neighborhood, which will in turn negatively impact our home values. The proposed connection is being positioned by the developer as a fire and safety necessity for a second entrance, there is plenty of lineal frontage on Ditch Rd. and 106th Street to create a two entrances, they just want access that leads directly to Crooked Stick Golf Club for marketing purposes to increase value. In addition, the density of the proposed development appears to be outside of the current zoning requirements, we also oppose those modifications.
