Thank you. 1. The 106th and Ditch PUD Rezone proposed development of relatively very small lots is inconsistent with the character and value of all surrounding properties. The proposed development should be denied. 2. The second reason to deny is that the proposed development's exit onto Ditch Road is dangerous because it will disrupt the good flow of traffic through 106th and Ditch that the round-about has provided. Note also that 106th Street is now more heavily traveled because of its easy access to 31 and 465. The Ditch entrance for the proposed development is too close to the traffic circle exit. Imagine 4:00 to 6:00 PM traffic heading north from 96th on Ditch stopped because a resident of the new development heading north stops to wait for an opening in southbound traffic to allow his left turn into the development. The 4:00 to 6:00 traffic will quickly stack into the round-about from the north, and block the round-about. Thank you.
