Subject: 18100001 PUD: 106th and Ditch PUD Rezone
Mr. Shestak,
The proposed development is far too dense for this area of estate homes. The proposed lot sizes is a
minimum of 15,300 ft, which is about 1/3 acre. The zoning standard is in this area for 1 acre lots. The
majority of the lots in the immediate area are much larger than even the 1.0 acre standard. The large
estate home character of this area is unique and it should be maintained. These homes would create an
area that is distinctly different that the surrounding homes and this would negatively impact the area and
the value of homes..
Also, the proposed access on Ditch Road is too close to the existing round-about. This would cause
significant traffic congestion and issues.
This petition should be denied.
Thank you for your attention to this matter.
