As concerned neighbors in the Crooked Stick neighborhood,we are opposed to the proposed zoning of the development on
106th Street and Ditch Road. Our home is located at 11177 Crooked Stick Lane. We purchased our house in this particular
neighborhood in 1998 because we loved the spacious land and the quiet neighborhood. We ask for no zoning change as it is
not desired by the homeowners.
The houses in our neighborhood, as well as the surrounding neighborhoods, sit on 2+ acres with light traffic which makes for a
peaceful and docile environment. We have raised three children in Crooked Stick and always felt comfortable and safe.The
addition of 36 homes on 27 acres, changes the entire landscape of the neighborhood.This high-density development is
inappropriate and inconsistent with the neighborhood context and use of the land. It will negagtively effect the property
values of surrounding homes which will have a domino effect for the other houses in the neighborhood. We are aware that it
is evident that this land will be developed but, being consistent with the current zoning regulations will keep the surrounding
environment stable. In addition, the proposed street entrance onto Crooked Stick Lane will cause a dramatic increase in traffic
and will cause definite safety concerns. The boost in traffic at this entrance that will result from this rezoning is a notable risk
to the numerous walkers, bikers and children throughout Crooked Stick Lane and the attached streets.The entrance at 106th
and Crooked Stick is already a dangerous intersection and the increase in traffic here will lead to more accidents and injuries.
The addition of drivers in those homes will cause a busy thoroughfare on our neighborhood streets which also negatively
effects our homeowners.
We urge you to vote against this proposed rezoning as well as the entrance of the street opening onto Crooked Stick Lane.The
change in use is not desired by the neighborhood and is not a justifiable variance for the area.
