We own a home and reside at 11245 Crooked Stick Lane, Carmel, IN 46032.
We are opposed to the re-zoning for the proposed development at 106th Street and Ditch Road. We understand the
site will eventually be developed however changing the current zoning of 1+ acre lots to a high density PUD will
negatively impact the southwest corner of Carmel and our current neighborhood. This area of Carmel is desirable
due to to the existing lot sizes, such a high density neighborhood will adversely affect the area and our property
values. We are not opposed to the development as long as it remains zoned as S-1 with large lots, attractive homes,
minimal impact on the nearby neighborhoods and no direct access to Crooked Stick Lane.
We are concerned with the lack of communication to our HOA board. Why were some HOA's in the area notified
and not others? Our HOA did not receive notice of the development yet Laurel Ridge HOA was notified, only
home/land owners in Crooked Stick and Spring Lake Estates in very close proximity received written notification.
Concerns
• A PUD is not consistent with other neighborhoods in the immediate area and will negatively impact our
property values
• The current proposed lots are approximately 1/3 of an acre, all other homes in the immediate area are 1 acre
or above
• The proposed density is too high and is not consistent with adjacent neighborhoods
• Safety and traffic concerns with multiple access points, especially on Crooked Stick Lane
• The proposed plan increases the number of homes with access to Crooked Stick Lane by 70%
• The proposed plan increases the number of homes with direct access to Ditch Road by approximately 50%
• Traffic on 106th street is heavy throughout the day, especially at peak times. It is already difficulty to make a
left turn off of Crooked Stick Lane onto 106th Street
• Crooked Stick Lane does not have sidewalks, there is a high amount of pedestrian use on the road, adding
an access point into our neighborhood is a safety concern.
• Other high density neighborhoods in Carmel have only 1 access point
• The Simon Estate was denied a high density proposal and is less than a half mile away from 106th Street
and Ditch Road
