HomeMy WebLinkAboutLetter #33 Michael & Julie Robins Letter#33 TO: Zoning Board FROM: Michael and Julie Robins DATE: 11-17-18 RE: Docket No 18100001 PUD: 106th and Ditch PUD Rezone We are against the newly proposed development at 106th and Ditch Road. The following is a list of reasons we hope the Zoning Board does not approve a zoning variance for the proposed development. 1. Hussey Creek: Our property, 1503 Preston Trail, borders the proposed development. House 9 and House 10 would be directly behind our property. Our property is on both sides of Hussey Creek. With the amount of houses already along the creek,we believe that the additional houses draining into the creek will further erode our property with the additional use by more homes. 2. Old Trees: 60-82 ft.: Our property that is on the same side of the proposed development will become wetlands killing the trees that are on our property. The trees are old growth trees that provide a home to a multitude of birds and wildlife. The trees additionally help to block the noise from 465 and help improve air quality in Carmel. 3. Water,water,water.... Crooked Stick Lane consistently floods when it rains. Crooked Stick homes have a high water table. Our sump pumps run consistently. Our home has 4 sump pumps and a generator if we should lose power. Most new homes constructed have brought in fill dirt and built their homes at a much higher elevation than the original Crooked Stick homes built in the 80's. The additional density on the property will not be able to handle the water runoff. Our homes will be flooded. 4. Coyote Habitat: The "field" has been home to coyote, deer and critters. The coyotes will be forced from their homes and into our yards to look for food. Our neighborhood will be like Jackson's Grant where people are not safe to walk themselves or their dogs regardless of size of pets. 5. Traffic: The additional traffic through Crooked Stick neighborhood and Crooked Stick Lane would be dangerous. We do not have sidewalks throughout our neighborhood and people already drive too fast. It is not safe to walk on Crooked Stick Lane currently. Personal plea: Please do not approve this project. Our homes have been well maintained, and cared for. Many homes in Crooked Stick have been updated to today's standards or rebuilt. Our property should not be surrounded by an increase in number of houses from it's current approved number.
