Alex Jordan – City of Carmel Engineering
- No comments on the rezone. Mr. Jordan said regarding the DP/ADLS, the comments have been
sent in Project Dox. Mr. Jordan said the redevelopment release rates will need to be clarified, and
additional details will need to be provided regarding the storm sewers.
Dave McCoy – City of Carmel Addressing Coordinator
- Mr. McCoy said he will start working up addresses soon, and added that unit 1 will most likely be
addressed off Sherman Drive and the other three will be addressed off Main Street.
Alexia Lopez – City of Carmel Planning & Zoning
- Project is still being reviewed in Project Dox. Ms. Lopez asked if more of a slanted roof would tie
in more with the surrounding buildings. Mr. Moriarity said the existing design actually does slope to
the back, and a more severe slant could be considered. Ms. Lopez asked the petitioner to consider
products which would allow the existing tree roots to continue to grow underneath the driveway,
while still allowing drainage.
9:45 a.m. Docket No. 18090015 DP/ADLS: Onyx Office Suites (submitted in ProjectDox)
The applicant seeks site plan and design approval for a new, two story office building, totaling 31,808
sq. ft. It will be about 30’ tall with 132 parking spaces provided. The site is located at 10439 Commerce
Drive. It is zoned B-5/Business and is not located within any overlay zone. Filed by David Klain of D.B.
Klain.
David Klain with D.B. Klain and Mark Thorpe with Weihe Engineering presented the project.
Daren Mindham – City of Carmel Urban Forestry
- Comments were added to Project Dox. Mr. Mindham said most of the comments were small
housekeeping items and there were no major concerns.
Angie Conn – City of Carmel Planning & Zoning
- Ms. Conn said she will defer all comments to Rachel Keesling.

- Comments have been submitted via Project Dox. Mr. Jordan said one item he would like to see
changed is to possible get rid of the three discharge points for the two filter strips and combining all
of them into one storm sewer. Mr. Thorpe said he does not think this will be possible but thinks it
may be possible to combine two.

Rachel Keesling – City of Carmel Planning & Zoning
- Ms. Keesling said she will complete the review in Project Dox so the applicants will be able to
review the comments. Also, the lighting photometric plan needs to extend all the way to the property
line. Also, Ms. Keesling said the ground sign is shown as being 8-feet tall, but a 6-foot sign is what
would be allowed. Ms. Keesling added that there may be a commitment as to what the building
should look like. Also, a general comment about the architecture is the department would like to see
a masonry base around the perimeter rather than having the siding extended to the ground.
