Although many positive changes have been made to the application, I still have concerns about the overall density being proposed. I believe 200 homes is way too many considering the 136th/Keystone intersection is already overburdened during morning and evening commute times.This is also a significant deviation from the underlying R-1 zoning. We already see a great deal of cut-through traffic from Carey by people trying to find faster access to Keystone and the high school from Westfield and other surrounding neighborhoods(much of it right in front of my house on Smokey Ridge Drive). I anticipate this will continue and may even increase with additional connectivity. I like the quality being proposed and I appreciate that Justin Moffet has taken the time to meet with the neighbors and address many of our concerns. I want to give credit where credit is due.The main issue that remains is the overall density and how that relates to traffic. Many Plan Commission and Council members stated concerns about the density of the previous proposal by Beazer with 167 homes, which was age-restricted and now this proposal is even higher and will likely generate even more vehicular traffic. I urge you to please request that Justin reduce the overall density to 150-160 homes. I believe this is the compromise needed to gain the support of the surrounding neighborhoods.
