SPECIFICATIONS, DESCRIPTIONS OF MATERIAL AND WORKSHEET
FOR THE REMODELING PROJECT AT THE HOME OF STEVE RIEGSECKER LOCATED AT
9909 HODGES DRIVE INDIANAPOLIS, IN 46280
1. DEMOLITION
Prep job site for demolition: install dust barriers where applicable
Remove wall between great room and rear porch
Remove wall between kitchen and rear porch. Leave approximately 24” on outside edge of kitchen window
seat and prep wall for drywall corners.
Remove window between master bedroom and rear porch
Remove fireplace box, walls, pipe throughout house/attic. Leave exterior chase and termination cap.
Remove vinyl siding from walls, ceiling, and walls of rear porch
Remove existing patio doors, and only that floor tile located under patio door wall
Remove existing kitchen nook window
2. FRAMING
Install all framing and blocking necessary to hang drywall in areas affected above (see item #1)
(Top plate voids, window openings, wall leads)
Install plywood cap, ice and water shield and new chase cap to top of fireplace chase prior to reinstalling
existing fireplace termination cap.
Reframe for new patio doors and new nook window
Install vinyl siding (using existing siding removed during demo phase)
Install metal wraps around windows and doors as needed
Reframe for new transom window in master bedroom side wall. Place at same height above FF as bath Window.
All contractor’s labor and material costs for this window only, will be paid by owner directly
from invoices submitted for this specific work scope. Only the window itself is included in the contract
Patio doors and nook window: see attached quote for specifications and RO’s
Patio door-(1) ISPD6068 (APLR).
Patio side lights- (2) ISPD2768(S)
Nook window-(2) PSC 2’-2 3/4”x 3’-5 ½” (L-R) mulled
Master bedroom- (1) AR51 (S)
3. ELECTRICAL-allowance $3080.00
Install 4 new LED can lights and dimmer switch in living room (R30).
Install 3 new LED can lights and dimmer in new renovation ceiling.
Install 3 new accent lights and regular switch in new renovation ceiling
Install quad receptacle in living room wall.
Install quad receptacle in master bedroom wall
Install two new outlets in new renovation wall near old windows.
Re-route CAT5 cable into wall, install conduit into attic for low voltage wire routing
Install new warming drawer next to existing oven
Install new fridge and freezer drawers in new island
Install two new outlets in new island
Replace two dimmer switches with LED capable switches in living room.
Install new light fixture in guest bathroom
Install 100 amp panel next to 200 amp panel
All for kitchen circuits need to be dedicated
4. DRYWALL
Install new drywall in renovated areas only. Specifically, where walls were removed at wall and ceiling
Install new drywall on exterior wall at newly installed doors and window location
Finish all newly installed drywall and prep for paint
Texture ceiling to match existing as close as possible. Entire ceiling will require painting (by others)
5. HVAC
Insure existing vents in covered porch area are connected and register covers are installed
Connect (2) exhaust vents presently run to top of soffit on north side of garage overhang, to a “Y” and terminate
to an actual functioning soffit register.
6. PLUMBING-rough in only
Rough in new island sink/floor cut allowance $1600.00(included in quote)
Patch plumbing trench with ready-mix concrete (hand tooled)
Install one new ADA toilet supplied by owner
7. MISC.
Owner to supply utilities
Jobsite to be cleaned daily and thoroughly upon completion
Debris dumpster will be supplied by owner
bring existing smoke detectors up to current code
Owner is advised to carry home owner’s insurance on the entire house and new project.
