1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
We will build a home within the national and local building codes.
Including purchasing of all building and utility permits and their required inspections.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
We will be building a home of equal or greater value than others in
subdivision. We already have approval from HOA (see attached letter)
3. The strict application of the terms of the Unified Development to the property will result in practical
difficulties in the use of the property because:
We have purchased two lots to build one home. The lots are awkwardly
shaped for one home on each lot. The design of our home would not
be aesthetically pleasing on one lot. We would have to try and re-sell a lot&redesign home, if we are denied.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance
Docket No. is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.

RE: Lot#9 & 9 Towne Oak Estates
The homeowners Jason& Sarah Sprunger have purchased both lots#8 & 9 in the subdivision
Towne Oak Estates. Both of the lots were unusually shaped and they decided they would like to
build one home comparable to the other homes in subdivision in the center of both lots. They
also would like a pool in their backyard as noted on site plan provided.
They have already received approval from the HOA for their plans and site plan which you have
also in your possession. I have included in package the letter of approval from the HOA.
