To Carmel Plan Commissioners:
The current development proposal at 106th and Ditch would permit a virtual wall of homes up to 45 feet high and only 10 feet
apart. This proposal is in direct violation of S-1 zoning standards for front yard setback, side yard setback, maximum lot
coverage, maximum density, maximum building height, and minimum lot width. Also,this proposal is clearly incompatible
with all of the surrounding neighborhoods that are well within S-1 zoning standards.
The Plan Commission needs to require significant concessions from the petitioner in order to make this proposal align more
closely with the established zoning. If significant changes are not required, it will embolden other developers to continue to
disregard these regulations.
It is time for the Plan Commission to stand up to developers and the DOCS to prevent further abuse of the system. The
established zoning exists for a reason, and these regulations are meant to be followed and enforced.
