Also, please continue to work with Alex and Caleb ( in the Engineering Dept.) to get on a BPW meeting agenda. Please make sure that the instrument no. blank is filled out in the Land Description, too. Please produce a Mylar copy (with the surveyor's and land owner's signatures)for signature by this Department. Two paper copies of the plat must be filed with the Mylar prior to recording, and two paper copies and an electronic copy of the scanned, recorded plat must be submitted following recording of the document. Our approval of the secondary plat (signature) will be forthcoming upon revision of the plans according to the items listed above. Lastly, please submit a .pdf or .jpg file of the scanned, recorded plat (after it has been recorded.) As it is assumed that the proposed system will be public, the outfall from the stormwater drainage system from this development will flow through real estate owned by others prior to reaching the East Pond. No acceptance shall be granted for this drainage system until the owners of real estate crossed by the outfall consent in writing to the use of their real estate through a recorded easement or are notified of such proposal and their rights to appeal any approval of the design. Proof of this notification must be submitted to the jurisdiction entity. Open channel design for Structure 3004-A will be in accordance with Section 303 of the manual. Easement requirements for both outfalls will be in accordance with Section 306 of the manual. See also comment 3 above. Please revise accordingly. Regarding the outlet of Structure 3004-A and the rear of yards 94-95 to the East Pond, an exhibit that includes topographic information for the proposed temporary outfall routes should be provided. Please provide details, capacity calculations, erosion control features for these outlets should be included in the construction plans. As it is assumed that the proposed system will be public, the outfall from the stormwater drainage system from this development will flow through real estate owned by others prior to reaching the East Pond. No acceptance shall be granted for this drainage system until the owners of real estate crossed by the outfall consent in writing to the use of their real estate through a recorded easement or are notified of such proposal and their rights to appeal any approval of the design. Proof of this notification must be submitted to the jurisdiction entity. Open channel design for Structure 3004-A will be in accordance with Section 303 of the manual. Easement requirements for both outfalls will be in accordance with Section 306 of the manual. See also comment 3 above. Please revise accordingly. Response: Temporary Swale Calculations have been added into Section 2 of the Drainage Report. Erosion control measures and a detail have been added to sheets C201 and C204. The developer of this section is the owner of the off-site land where these ditched will be. 21. Comment: Per Section.303.07 of the manual,ponding and overflow path throughout the development resulting from a 100 year storm event, calculated based on all contributing drainage areas, in their proposed or reasonably anticipated land use and with the storm pipe system assumed completely plugged, shall be determined, clearly shown as hatched area on the plans, and a minimum width of 30 feet along the centerline of the overflow path contained in permanent drainage easements and shall remain within the limits of the development(shall not encroach onto adjacent properties). A statement shall be added to the secondary plat that would refer the viewer to the construction plans to see the entire extent of overflow path as hatched areas. As the Sanctuary has built-out over the years, and the number of remaining unbuilt lots continues to shrink, it is a growing concern of mine that completion of the approved thoroughfare plan improvements along the 116th Street frontage has not been completed. Remaining to be constructed by the development is+4930 feet of multi-purpose path along 116th Street (see attached copy of Primary Plat). It is also my concern there appears to be a lack of ownership in that part of the Sanctuary improvements. Your response to this letter is requested, explaining your plan for construction and timeline of completion of the 116th Street path. A letter response or meeting to discuss this matter will be acceptable. There is also some key information that you should know as you formulate a response;the City is in the process of finalizing construction plans for various segments of multi-purpose path along 116th Street between Towne Road and the Hamilton/Boone County Line, including those in conjunction with the Sanctuary—with construction is slated for fall 2017 and/or or spring 2018. One possible solution to the path construction could be an agreement between you and the City that would reimburse the City for construction of the Sanctuary 116th Street path segments.
