The applicant seeks primary plat and design standard waiver approval for a 12 lot subdivision on 18 acres. The site is located

on the east side of Hoover Road, north of 116 Street. It is zoned S-1/Residential. Filed by Nelson and Frankenberger, on
behalf of Platinum Properties Management Company.

Petitioner, please note the following:
1. This item will be on the Wednesday, December 19, 2018 meeting agenda of the Technical Advisory Committee (TAC),
which begins at 9 AM. Petitioner, please have a representative attend this meeting. If not done so already, please submit
plans to all TAC members ASAP, via email and/or mail (or ProjectDox). The updated TAC members list is attached.
2. Mailed and Published Public Notice needs to occur no later than Tuesday, December 25, 2018. Published notice is
required within The Current in Carmel.
Due to the Christmas holiday, the deadline to submit for publication to the Current is on Monday, December
17 by 2:30 PM. The paper will go out early on Saturday, December 22, 2018.
Please contact The Current at least 11 days prior to the public notice deadline, in order for them to publish
your legal ad on time (317-489-4444 or legals@youarecurrent.com).
The placement of a notice of public hearing sign on the property is required.
First class mailings (with Certificate of Mailing) to all adjoiners is required. Contact the Hamilton County
Transfer and Mapping Office for the list of adjoining properties.

Make sure the public notice meeting time to the newspaper, public notice sign, and letters to neighbors reads

6:00 PM and that the location reads Carmel City Hall Council Chambers, 1 Civic Square, 2 Floor, Carmel, IN
46032.
3. The Filing Fee and 9 Informational Packets must be delivered to Plan Commission Secretary Joe Shestak no later than
Noon, Friday, January 4, 2019. Checks can be made out to The City of Carmel. .
The following is a list of items that should be included in each Plan Commission Member’s info packet:
1. Cover Page 5. Site Plan and Site plan laid over aerial
2. Brief Description of the project 6. Any other supporting information or drawings
3. Location Map 7. Findings of Fact Form
4. Proof of Notice (Certificates of Mailing, newspaper affidavit, etc.) needs to be received by this Department no later than
Noon, Thursday, January 10, 2019. Failure to submit Proof of Notice by this time will result in the tabling of the petition.
5. This item will appear on the Tuesday, January 15, 2019 meeting agenda of the Plan Commission (under “Public Hearings”),
which begins at 6 PM. (A representative must be present.)
6. This item will also appear on the Tuesday, February 5, 2019 meeting agenda of a Plan Commission Sub-Committee, which
begins at 6 PM. (A representative must be present.)
