Meisenheimer and Dee Fox Re: Proposals to be discussed at the 12/4/18 Committee meetings, and others. Other Development Proposals: 1. Legacy PUB Amendment (Docket No. 18090010 OA): * This amendment is to allow more apartments near the core of Legacy and the retail and office areas. The possibility of this type of amendment is one reason why the public dislikes and doesn't trust PUDs, which replace the zoning to allow the City and developer to have a "blank slate." The plan "sold" to the public is not necessarily what they will get. * Cannel government tends to build significant commercial development first, and then must work to create the residential density needed to support it. This often results in struggling businesses, and resentment from established low-density residential area homeowners who must defend against an invasion of rezone proposals seeking to allow placing commercial development and increased density, which they don't need or want, near their homes. * The Legacy Amenity Area will include a pool, wading pool, bathhouse, pavilion, picnic area, sport court, playground equipment, and parking area. At least this PUD will have true amenities, unlike almost all of the proposed rezones for residential subdivisions that are just rows of dense, small lots, with maybe a trail.
