CARMEL TECHNICAL ADVISORY COMMITTEE
MEETING MINUTES
Date: Wednesday, November 21, 2018
Place: Dept. of Community Services Conference Room, 3rd Floor, Carmel City Hall.

9:00 a.m. Docket No. 18100015 DP/ADLS: Aloft & Element Hotels – (submitted in ProjectDox)
The applicant seeks site plan and design approval for a 6 story duel branded hotel. The site is located at
10101 N. Meridian St. The site is zoned MC/Meridian Corridor. Filed by Nelson & Frankenberger,
LLC on behalf of Ascent Hospitality Management Co.
Jon Dobosiewicz with Nelson & Frankenberger, and Mark Eriksson and Randy Schumacher with CSO
Architects presented the project.
Greg Hoyes – Hamilton County Surveyor’s Office
- Letter sent. Mr. Hoyes said everything is fine as long as the outlet point is changed.
Daren Mindham – City of Carmel Urban Forestry
- Mr. Mindham said the landscape plan as-is looks good, but one question is regarding the tree
preservation and if some of the trees around the perimeter can be saved.
Dave McCoy – City of Carmel Addressing Coordinator
- Mr. McCoy said he was contacted quite a while ago regarding a preliminary address for this hotel,
but at the time he didn’t know where it would sit on the property. He added that the address he gave
at the time is not ideal now that the location of the hotel has been finalized. Mr. McCoy said he
would like this to be a Pennsylvania Parkway address instead of a Meridian Street address, unless it is
very important to the developers that the address is on Meridian Street. Mr. McCoy said the preferred
address would be something like 10200 or 10190 Pennsylvania Parkway. Mr. Dobosiewicz said he
will discuss with the client and reply as soon as possible. Mr. McCoy said it makes much more sense
to address off Pennsylvania Parkway since that’s where the property is accessed from, and added that
one hotel with a Meridian Street address actually had to change their address because customers had a
difficult time finding the hotel. Mr. McCoy also asked the petitioner to clarify whether this is two
separate buildings or one. Mr. Eriksson said this is two separate brands but one building, so he is not
sure if the client will want two separate addresses.
Alexia Lopez – City of Carmel Planning & Zoning
- Ms. Lopez said Ryan Hartman with TriCo Regional Waste has said his office is still working
through some sanitary sewer routing.
Rachel Keesling – City of Carmel Planning & Zoning
- Ms. Keesling said she would like to set up a meeting to discuss architecture. She added that she
realizes the hotels are two different brands, but the Element doesn’t seem as exciting as the Aloft. Mr.
Eriksson said Marriott prefers that the Element brand have wood tones, as well as tall windows to let
light in symbolizing a return to nature.
