The site is located at about 10850 N. Michigan Rd. The site is zoned B3/Business and is within the US 421 Overlay. Filed by Zak Klobucar of Gensler on behalf of Bank of America. Zak Klobucar with Gensler presented the project. Mr. Klobucar said this is the prototypical plan that Bank of America uses around the country but changes have been made to meet the Carmel Zoning standards. He added that there may be 20-25 employees at the site at one time. Greg Hoyes – Hamilton County Surveyor’s Office - Letter sent on the overall plans and the bank. Mr. Hoyes said this is master planned as part of Boone County so it’s not part of the regulated drainage system. Daren Mindham – City of Carmel Urban Forestry - Mr. Mindham said the landscape plan has been approved so if there are changes, he would need to know. Dave McCoy – City of Carmel Addressing Coordinator - Mr. McCoy said he is not sure where the 10850 N. Michigan Road address came from but this would not be his preferred address, considering directly across the street is 10801 N. Michigan Road. Mr. McCoy said he would prefer 10800 N. Michigan Road for the address. Alexia Lopez – City of Carmel Planning & Zoning - Ms. Lopez said TriCo Regional Waste could not be at the meeting but comments will be submitted separately. Rachel Keesling – City of Carmel Planning & Zoning - Ms. Keesling said there were many comments on Project Dox, including several from Engineering and Urban Forestry. Ms. Keesling also said the windows are whited out on the renderings. Mr. Klobucar said this is a rendering issue and there will be clear glass except from the larger horizontal windows up, which will be back-painted or shadow-boxed since that’s where the finished ceiling line will be. Ms. Keesling asked about the shadow-box option and if this would be used for signage or open to below. Mr. Klobucar said people prefer shadow-box because the glass looks uniform. Ms. Keesling said the Department would like the metal paneling changed to brick to match the rest of the building for a consistent look throughout the building. Mr. Klobucar asked if the Department would be opposed to something that looks like cast limestone. Ms. Keesling said cast limestone would be something they would consider. Regarding the site plan, Ms. Keesling said the drive aisles would need to be 25-feet wide instead of 24.
