The applicant seeks the following development standards variance approval: Docket No. 18090011 V UDO Section 5.07.D.2 Building needs to cover at least 75% of lot’s width; 34% proposed. The site is located at approximately 13315 N. Illinois Street. It is zoned MC/Meridian Corridor. Filed by Chris Winkle of Noah’s Event Venue. This item does not need to be on a meeting agenda of the Technical Advisory Committee (TAC). 2. All Mailed, Posted, and Published Public Notice needs to occur by Friday, Nov. 16 (and may occur earlier). The published notice (legal ad) is required within The Current in Carmel; please contact them at least 11 days prior to that in order for them to publish it on time (317-489-4444 ext. 5 or legals@youarecurrent.com). The mailing of letters to adjoining property owners & placement of public hearing sign on the subject property is also required by the BZA Rules of Procedure, Article VI, Section 6 (see Application and see Calendar). Make sure the public notice meeting time in the newspaper, on the sign, and in letters to neighbors read 5:30 PM and that the location reads Carmel City Hall Caucus nd Rooms, 1 Civic Sq., 2 Flr, Carmel, IN 46032. 3. The Filing Fee and 7 Informational Packets must be delivered to BZA Secretary Joe Shestak no later than Noon, Friday, Nov. 16. Failure to submit Informational Packets by this time will result in the automatic tabling of the petition. 4. Please include the following in your Information Packets: a) Page 11 – Ballot Sheet (leave blank except for Docket No. & Petitioner) b) Page 12 – Findings of Fact sheet (question sheet filled out) c) Statement of Variance request (short paragraph explaining what you are asking for) d) Statements of Support (short paragraph explaining reasons supporting the request, including analysis and comparisons of what is allowed vs. what is proposed) e) Location Map f) Reductions of all plans (site plan, landscape plan, building architecture, aerial photo of site, etc.) on 8.5”x11” or 11”x17” paper. g) Any other pertinent information for the Board to explain this request. 5. The Proof of Notice needs to be received by this Department no later than Noon, Wednesday, Nov. 21. Failure to submit Proof of Notice by this time will result in the tabling of the petition. 1 6. This Item will appear on the Monday, Nov. 26 agenda of the Board of Zoning Appeals Hearing Officer under Public Hearings at 5:30 PM. 7. The petitioner needs to provide a Ballot Sheet and a fully filled-out Findings-of-Fact sheet for each docket/petition the night of the meeting for the Board’s use (Sheet 12 of the application). On Ballot sheets, only fill out docket number, petitioner, and date (Sheet 11). 8. Either the Petitioner or someone representing the Petitioner must be present at the meeting to present the item to be heard. If no one appears, it will be tabled. 9. (Use the Notice of Public Hearing form in the Application as a template for what to have published in the newspaper and what to mail out to the neighbors.) 3. The mailings/notices to the neighbors should be done by first class mail with Certificates of Mailing (not Certified Mail). Please provide us with the certificate of mailings for the file on or before Nov. 21. 4. Please provide the filled out and notarized Placement of Public Notice Sign Affidavit once the sign is in place. 5. Please provide the filled out and notarized Petitioner’s Affidavit of Notice of Public Hearing form. 6. Please provide the filled out Notice of the Public Hearing form/template. 7. Please provide proof of notice, such as Publisher’s Affidavit from the newspaper, Certificate of Mailing receipts from the Post Office, etc., once you receive them. 8. Please make sure to list out the true practical difficulties and hardships associated with having to comply with the zoning ordinance. 9.
