Parker [mailto:jamesrparker©att.net] Sent: Saturday, December 08, 2018 12:19 PM To: Shestak, Joe Cc: Green, Anthony Subject: Rezoning proposal for 106th Street and Ditch Road Dear Mr. Schestak, I'm writing to let you know I oppose the PUD proposal to build 36 units on the 22 acres located at 106`h Street and Ditch Road. This area needs to be left at 1 acre per lot to preserve the housing environment surrounding this intersection. One of the reason I enjoy living in Carmel is because it has green spaces and homes that are not stacked on top of one another. I've told my wife many times that I'd move from Indiana if it wasn't for Carmel. Zionsville, Westfield and Fishers have all allowed cheaply built homes and strip malls to fill their landscape. Why do we want to follow that example? Short answer, WE don't! Although these structures may initially look attractive. These high-density structures frequently look dilapidated within 10 to 20 years and many are abandoned so the occupants can move on to the next new shiny building being constructed. I realize the City of Carmel wants to find ways to generate the most tax revenue possible to support Mayor Brainard's grand plan but simply changing the Comprehensive Plan so that tax revenues can be higher is not a good reason to make the proposed change in zoning. The long term impacts will be negative to the community and will have a negative consequence on existing home values thus decreasing the tax assessment value for those homes. Stop and think this PUD request through thoroughly before agreeing to grant it. As a member of the City's Government, you're in a position to represent the taxpayers in this Southwest district area and this taxpayer says NO.
