The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: Since this variance is for a smaller building it will have a less impact on the surrounding area and not impede public health, safety. morals or general welfare of the area. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The use and value of the area will not be affected as the smaller building will not be seen by the general public from public right of ways as it is hidden by larger buildings and off the road. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The variance relief we are seeking is for more of an aesthetic view form the Meridian corridor which our building will be blocked from the bigger CMC properties building. A larger building will only create larger parking needs and there is not enough area for both.
